People always post negative things on here because they get notices or evicted or sent to collections. There were a couple of things that weren’t the best but the good out weighs the bad. When I first moved in there were a few safety concerns that I had. The property manager Julia and the assistant manager Angelica has worked very hard to weed out any crime activity and I quickly noticed a positive change in the environment. They have a after school program for the kids and throw monthly events for the residents to get together. They are very interactive with the residents here. Any time I walked in to the office I was always immediately greeted. I really don’t have any negative feedback about the office staff. There was one lady who worked there when I first moved in but she wasn’t there long. Most of the time when I had questions or any type of concern Angelica was usually the one I ended up speaking too. She explains thing very well and clarifies anything you may not understand. She was always upfront with me about everything. As for the move out charges she gave me a call and went over the invoice and charges. I was up front with them about the damages and I was actually surprised that I didn’t owe as much as I thought I was going to. Even then she made sure to go over the charges with me before sending an invoice to me. The neighbors for the most part are really nice. When the person below me went on a long vacation she had me watch her house and car and she did the same on my vacation. 9 out of 10 times if you have any issues, if you just go talk to the office they can work with you. People on here have complained about the roaches. Yes they have them, but the office takes pest control issues very serious and will ensure that the issue is taken care of. They also offer free pest control every Wednesday. As a pest control tech I can assure you no matter what complex you go to. You will see a roach. The difference is how your management takes care of it. In addition people are bringing up the hot water. The complex shares a water heater system. The negative part of it is when it needs to be maintained it gets shut off for awhile. Most times they gave you a notice but there were like 2 times where we didn’t get notified because it was urgent. The positive side of this is litterally unlimited hot water. It was amazing.

Every day and night you hear neighbors outside shouting/singing, sometimes drunk angrily trying to get in their apartment. You can sit in your living room and hear full conversations while people are grilling and filling your apartment with smoke. Someone broke a glass bottle on the walkway and it took almost a week for anyone to sweep it up. Have an emergency request like a leaking pipe that can’t be turned off? Good luck hearing back from 24hr maintenance. Have a dispute about move out charges? Good luck hearing back from corporate. From top to bottom Valley Income Properties is a joke, absentee landlords. This complex is a horror show. Find something else
