Dallas one-bedroom apartments averaged around $1,500 per month in 2025, while two-bedroom units averaged around $2,100 monthly. These figures represent increases from the previous year, with one-bedrooms up 3.3% and two-bedrooms rising 4.6%.
January offers the lowest rental prices in Dallas, while September sees the highest rent with approximately a 1.7% difference between peak and off-peak months. October and November experience less competition as demand softens, making them favorable months for apartment hunting.
Wynnewood Heights leads Dallas's most sought-after neighborhoods with one-bedroom apartments at around $2,640 monthly and 3.6 times more consumer interest than average. Redbird and Riverway Estates - Bruton Terrace also command around $2,640 monthly rent with strong demand from renters.
Highland Meadows offers the most affordable option at around $950 per month, running 36% below the city median. Oak Cliff provides another budget-friendly choice at around $1,050 monthly, which is 28% below the city median, while Old Lake Highlands averages around $970 per month.
Dallas maintains a strong pet-friendly rental market with 55% of available listings welcoming companion animals. Buckner Terrace Everglade Park, Downtown Dallas, Deep Ellum, and Uptown offer excellent options with pet-safe windows, outdoor spaces, and convenient access to dog parks and pet supply stores.
Utilities are rarely included in Dallas rental properties, appearing in less than 1% of available listings across all apartment types. One-bedroom apartments have the highest rate of utility inclusion at approximately 145 properties, but this still represents only a small fraction of the total market.
Dallas rental properties are dominated by contemporary architecture, which accounts for 68% of the market and reflects the city's rapid growth and modernization. You'll also find craftsman-style homes representing 7% of rentals and ranch-style properties making up 7% of available units.
