Omaha is a nice slice of Midwestern life. Located on the banks of the Missouri River and surrounded by miles of farmland, Omaha has the spirit of an old railroad town, a place where cowboys and industry came together to create the classic American portrait.
Despite its humble atmosphere, Omaha is no podunk town. In fact, Omaha is home to some 408,000 people and counting - that’s more people than Miami, Cleveland and Minneapolis. However, the way Omaha preserves its historic buildings and integrates its metropolitan scene helps maintain that quintessential frontier vibe.
Omaha has a few surprising, and hilarious, laws on the books. Bar owners are legally required to be brewing soup while they’re selling beer in Omaha. It’s against the law for children to burp or sneeze in church in Omaha. It’s also illegal for barbers to shave a man’s chest. We’re not sure how seriously local law enforcement takes these Omaha laws. However, if you’re curious, you can make your kids sneeze in church with a little black pepper, then brag about getting your chest shaved at the barber before a night of binge drinking without any soup.
Omaha, NE, offers a blend of urban and suburban vibes that many residents appreciate. The city is noted for its diverse neighborhoods, a strong dining scene, and a variety of parks and recreational activities, making it enjoyable for renters looking for both entertainment and outdoor spaces. Local amenities like grocery stores and coffee shops are conveniently located, contributing to an overall pleasant daily life. However, some residents express concerns about traffic and parking, especially in busier areas.
Omaha's 2025 rental market shows 1-bedroom apartments averaging around $1,100 per month, while 2-bedroom units average around $1,400 monthly. These figures reflect the current pricing across Nebraska's largest city, where 1-bedroom apartments make up 40% of available inventory and 2-bedroom units represent 33% of the rental market.
January offers the best rental pricing in Omaha, with rents approximately 5.5% lower than peak season rates in August. Winter moves in January can result in lower prices compared to late summer timing. November and December also experience less competition as demand softens, while April emerges as the most competitive month with higher demand relative to available inventory.
Downtown Omaha, Old Market, Market West, and Park East offer the best combination of walkability and dining options for renters seeking social connectivity. These neighborhoods feature strong street infrastructure, frequent transit options, and high walk scores that make daily life convenient. Benson Gardens and Columbus Park represent the most sought-after areas, generating exceptional consumer interest despite premium pricing.
Dundee offers the most affordable option with median rent around $830, followed by Elmwood Park at around $910 and Ford Birthsite at around $950. Gifford Park provides 1-bedroom apartments at around $810 monthly, 17% lower than average, while Keystone offers units at around $800, both providing excellent value for budget-conscious renters in Nebraska's largest city.
Omaha offers excellent options for pet owners, with 61% of rental listings featuring pet-friendly policies. Field Club, Montclair West, Greentree - Iron Ridge - Tranquility View, and Military Avenue stand out for their comprehensive pet amenities, including dog parks, outdoor spaces, and pet waste stations. Many apartments feature pet-friendly flooring and flexible pet policies with reasonable deposits.
Utilities are rarely included in Omaha rental properties, appearing in only 0.02% of total listings across the city. The inclusion rate remains consistently low across all bedroom types, with studios, 1-bedrooms, 2-bedrooms, and 3-bedrooms all showing utilities included in less than 0.03% of available units.
Omaha's rental market is defined by ranch-style homes, which represent the dominant architectural choice throughout the city. Ranch architecture emerged in the 1930s and gained widespread popularity in post-World War II America, featuring single-story layouts, open floor plans, and horizontal lines that emphasize functionality and casual living.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
