In fact, over 59% of listings are pet-friendly, with some restrictions or limited to small pets. This suggests that renters with pets will have a relatively easy time finding a suitable apartment in Atlanta. Keep in mind that these figures are based on historical data, but they should give you a sense of what to expect in the current market.
The Atlanta rental market has experienced a decline in prices, with the average monthly rent decreasing by 4% in 2024 compared to the previous year, now standing at $1,934.
Breaking it down by bed count, 1-bedrooms are averaging $1,627 per month, representing a 7% year-over-year decrease. The average rent for 2-bedrooms is around $2,160, while studios are averaging $1,553.
The market exhibits seasonal fluctuations, with April typically witnessing the highest rent prices, 4.4% higher than December, the month with the lowest rent. January is the most competitive month, with higher demand relative to available inventory. Conversely, September and October are less competitive, with lower overall demand. If you're searching for a new apartment during these months, you may find relatively lower prices, but also fewer listings to choose from.
Atlanta's charm is reflected in its diverse architectural landscape, with many rentals showcasing the city's rich history. The city is famous for its Contemporary homes, a style that emerged in the mid-20th century, characterized by clean lines, minimal ornamentation, and an emphasis on functionality. These modern abodes make up about 28% of the Atlanta rental market. Another popular style is the Bungalow, which originated in India and was popularized in the United States in the early 20th century. Bungalows account for around 20% of the market, offering cozy, one-story living with a focus on natural materials. Ranch-style homes, which originated in the 1930s and emphasize horizontal lines and open spaces, are also prevalent, making up about 16% of the market. Architectural style in Atlanta is representative of a subset of listings available on Zumper over the last few years.
Atlanta's most sought-after neighborhoods are Greenbriar, Campbellton Road, and Berkeley Park, where 1-bedroom rents average $3,320 per month. These areas are in high demand, with Greenbriar and Campbellton Road garnering over six times more interest than the market average, and Berkeley Park attracting nearly ten times more interest.
For those who value social living, neighborhoods like Georgia State University, SoNo, Oakland, and South Downtown are ideal, offering a mix of safety, transit options, restaurants, and walkability. On the other hand, pet owners will appreciate areas like Bolton Hills, Peachtree Battle, Mulberry Farm, and Perkerson, which cater to pet-friendly needs with features like pet flooring, outdoor spaces, and no breed restrictions.
