This apartment building has recently done many improvements since Jan 2023. The elevator works more consistently now, it was a big issue when I first moved in. The best thing about U-Manor currently is the property manager, Abby, she goes above and beyond to make the space better! If something breaks or needs improvements she is immediately working to solve it. She communicates well and keeps you up-to-date. This is one of the best places for campus living. Walk to campus and immediate access to public transit (light rail and buses) less than 5 min walk for all 3. I did internships in Bellevue and Redmond and public transit was very easy to commute. If you work downtown or need to go to the airport, the light rail is literally across the street. The Ave with lots of food spots that are open early and late. Trade Joes and Safeway are close 9 min walk. There are no parking spots and street parking is not great in the area, if a car is a must for you I would look at another location. I sold my car when I moved in and I have not needed it. The laundry situation works fine, just make sure not to overload the machines, and if they do break they're fixed fast. The building is pretty old it is kind of quirky but it has character. Old piping so do not put any crazy chemicals through the pipes and let them run a few seconds before you use the water. Overall, great location and a fantastic property manager. Would highly recommend it for student life.

I moved in a couple of weeks ago and after noticing a recent poor review, I couldn’t help but disagree. Like all apartment complexes, this one shares mild “problems” that come with living in a loud and busy city. If you're looking for a place to live with no character, do not live in the city. I have had nothing but positive experiences with management and the Redside faculty. When an issue or event transpires, the management team is quick to resolve it and communicate with us. Ashley Estes and Lacey have been friendly and welcoming to my friends and family. Thanks for your hospitality and support.

Thin walls and unresponsive management are common complaints. Value concerns exist regarding pricing versus amenities offered.

Good location- close to Capitol Hill Station, bus stops, shops on Broadway, and just a 10 minute walk to South Lake Union/Downtown. The building only has one washer/dryer in the basement that is operated only by a glitchy smartphone app, and I am not aware of any in-unit washer/dryers in any units in the building. The building is old and charming- built in 1907 as a mansion that was turned into apartments in the 1970s. The building was bought during the summer of 2022 by Westlake Associates- at the height of the recent real estate bubble, so Westlake will be raising rents quite a bit to make up for the fact that they probably over-paid for the property. A 400 square foot studio goes for $1550 as of summer 2023. Pipes and plumbing are aged in this building and the water will run red/yellow if it has been stagnant for a few weeks. Units easily get moldy. Units in the building are at the higher end of rent range for the neighborhood.
