Howdy y'all! Welcome to the second largest city in the Lone Star State. Whether you're a banker or a rancher, Dallas caters to all.
Home to a surplus of Fortune 500 companies and a burgeoning destination for young professionals, more and more people are choosing to live and work in this cosmopolitan city. Like to eat? Shouldn't be a problem considering that Dallas has four times more restaurants per capita than New York City. And if you think that's a lot, Dallas also has the most shops per capita in the world. With your ice cold beer and the best steakhouses in Texas, what more could you need? It's true what they say about Dallas: big things do happen here. It's time for you to find the perfect apartment and join the action.
Dallas ranked #15 on Forbes “Best Places for Business and Careers” in 2015. It is a giant of industry and enterprise, with a thriving tech boom to go with its strong background in the financial, industrial, and defense sectors. There are nine Fortune 500 companies with headquarters in the city, and 21 within the metro area, including Comerica Bank, AT&T, Energy Transfer Equity, HollyFrontier, Southwest Airlines, Tenet Healthcare, Texas Instruments, Dean Foods, Trinity Industries, and Energy Future Holdings. Meanwhile, nearby Irving is home to ExxonMobil, the most profitable company in the world and the second largest by revenue for 2015. Other companies headquartered in the area include American Airlines, Regency Energy, Atmos Energy, Neiman Marcus, 7-Eleven, Radio Shack, Zales, Chuck E. Cheese’s, HP Enterprise Services, Frito Lay, Dr. Pepper, and JC Penny.

Dallas residents appreciate the diverse dining options and vibrant nightlife that the city offers, making it easy to find places to socialize and unwind. The widespread availability of parks and recreational spaces also adds to the appeal for those who enjoy outdoor activities. However, some locals express concerns about the traffic congestion and public transportation limitations, which can make commuting a challenge. Overall, the city's blend of urban convenience with suburban elements creates a dynamic living environment.
Dallas's rental market offers a very strong selection of listings, with an average of 13,751 available per month. The majority of these listings are 1-bedroom apartments, making up 45% of the market, followed closely by 2-bedroom apartments at 34%. Studios are relatively scarce, accounting for only 5% of the market.
Many Dallas apartments cater to pet owners, with a staggering 67% of listings allowing pets in some capacity. This includes small pets, as well as rentals with specific pet restrictions. While other amenities may vary, the prevalence of pet-friendly options makes Dallas a great choice for renters with furry friends. Keep in mind that these figures are based on historical data, but they should give you a sense of what to expect in the current market.
Dallas's average rent prices have remained relatively stable, decreasing by less than 1% to $1,775 per month, on average, for all rental sizes and types. The average cost of a 1-bedroom decreased slightly to $1,471 per month, while 2-bedrooms increased by less than 1% to $2,054 per month. Studios saw a 5% increase to $1,422 per month, and 3-bedrooms rose by 4% to $2,684 per month.
Prices in Dallas vary depending on the time of year. September is the month with the highest rent, with prices increasing by 2% compared to April, the month with the lowest rent. However, February is the most competitive month, where demand outpaces the available inventory. In contrast, November is the least competitive month, with lower demand compared to available inventory, making it a potentially good time to find a deal.
Dallas's architectural landscape is a mix of old and new. While modern and contemporary styles are prevalent, there's also a notable presence of craftsman homes. According to data from Zumper's historical inventory, contemporary styles make up the majority of properties, accounting for approximately 68.4% of all properties. Craftsman homes follow, making up around 7.8% of properties, with modern styles coming in at about 5.8%. This blend of styles gives renters a range of options, from the clean lines and minimalism of contemporary homes to the cozy, classic feel of craftsman properties. Architectural style in Dallas is representative of a subset of listings available on Zumper over the last few years.
Dallas stands out for its vibrant social scene and pet-friendly atmosphere. At Zumper, we've analyzed our listings to determine which neighborhoods best fit these lifestyles. For social butterflies, Uptown, Downtown Dallas, Deep Ellum, and Victory Park are top choices, offering a mix of safety, restaurants, entertainment venues, and convenient transit options.
Pet owners will love Uptown, North Oaklawn, Preston Citadel Club, and Buckner Terrace Everglade Park, which offer pet-friendly amenities like outdoor spaces, dog parks, and pet-safe windows.
If you're looking for the most in-demand neighborhoods, Redbird, Highland Meadows, and Singing Hills are the way to go. These areas receive 3-5 times more interest than the market average, with 1-bedroom rents averaging $2,644 per month.
At Zumper, we manually calculate lifestyle scores to ensure you find the perfect fit for your needs. Our goal is to provide you with valuable insights to make your rental search a breeze.
On a budget? Consider Cedar Crest Country Club Estates or Wynnewood Heights, where 1-bedroom rents are 22% and 41% lower than the city median, respectively, at $1,195 and $899.50 per month.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2024 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
