It is two blocks south of Chestnut and Van Ness where the Marina express bus makes its last stop on the way to downtown. Many of the tech shuttles pick up near here. This unit is located on the top floor of a 35 unit building on the west side (away from the street). It has a lot of light and looks over a building courtyard. The unit has been completely remodeled – everything is brand new (walls, windows, plumbing, electrical, kitchen, bathroom, etc.) Here are the primary features: •Medium size, but with large kitchen and closet, 10 foot high ceiling. •Sound isolation from adjacent units (not sound proof but excellent performance) •Double glazed new Marvin wood sash windows (“Ultimate Insert” windows) •Refinished hardwood floor •All new wood trim (e.g. no built up paint), crown molding. • Brand new LED dimmable lighting throughout •Granite counters with under mount sink. •Gas range, dishwasher, disposal, refrigerator, all brand new •Ceramic tile on floor and all walls in the bathroom, and glass shower door. •Fully insulated •New electronic ignition gas heater (highly efficient) •Baldwin hardware, new doors. •Modern closet system with modular wire shelves (3’ x 6’ approx. size). •All new drains, copper pipes, fixtures, etc. •Utilities not included. Tenants pay own utilities including sub-metered water usage, but systems are new and highly efficient (insulated pipes, etc.). The unit has a new intercom (with video to front door) and is wired for Sonic fiber optic internet. There is a nice updated entry, including a beautiful mahogany door system (two doors and two side lights) with raised panels and metal grills. I also have an absolutely stunning roof deck with a panoramic Golden Gate and bay view. The building in general has been completely remodeled, with all new plumbing, wiring, lighting, etc. It has a stunning paint job, with gold leaf, beautiful landscaping, etc. Also, I built a new 22 space garage under the building. So parking is available if you need it ($375). The new foundation created to accommodate the parking has a full seismic upgrade to strengthen the building. The new garage is extremely well lit, has large turning radiuses, and is very modern – not one of those cramped and dark type garages found in many old San Francisco apartment buildings. All of the common areas have been remodeled, with new lighting, painting, carpeting, etc. There is a beautiful new laundry with four new dryers, four new washers and a new change machine. It is very modern, attractive and in operation. I also have Laundry Locker on site, so you can leave your laundry for cleaning and have it delivered the next day for you to pickup at your convenience. It gets great light and is quiet. The unit was completely remodeled circa 2009 – everything is relatively new (walls, windows, plumbing, electrical, kitchen, bathroom, etc.). The appliances are about two years old. We will be installing an in-unit washer and dryer on the turnover and will also be upgrading the lights. The pictures attached are of an identical unit we completed earlier this year. It’s quite a lot different from the typical garage you might find in an old San Francisco apartment building. As part of the garage design, the building was given a full seismic upgrade, including 16 new steel moment frames which resist earthquakes. The building has a new entry with two new main doors and side panels (all made of mahogany), with raised panels and metal grills. There is also an absolutely stunning roof deck which has a panoramic Golden Gate and bay views. Lighting through the building common areas is also new and very attractive.
