Julius and Martha are some of the most thoughtful and kind people you will ever have the pleasure of meeting. As the leasing office staff at Avalon they have helped us with every request and gone above and beyond what I expected. I really can't recommend them enough for how much they have improved our experience living here. They are both so wonderful especially Julius who has answered a million of our questions and helped us land the perfect apartment.

I have been working with Julius Rincon for several months while deciding on Avalon Communities in Emeryville to be my new home. Julius has always made me feel special, as if I were his only client. Multiple times, I had to wait a bit as he tied up with another tenants or potential tenants. I soon learned that he treated everyone as though they were special.Julius told me multiple times that he would take excellent care of me. He told me many times "I got you. Just let me take care of it, and everything will be fine." Finally, yesterday, I signed my lease, and he continued to make me feel special until he left for the day. I am overjoyed that this is my new home. The property is amazing and I still haven't seen it all!!! If you are looking for a new apartment home, I suggest you schedule a tour with Julius to tour on of the Avalon Properties. Thank yo. so much, Julius, you are appreciated.

We love it here! Julius reached out to us within minutes of getting our application, was super responsive to all of four emails, and answered all of our questions! Martha made sure that things went smoothly on move-in day. Once we arrived, Ivan from maintenance stayed behind for us late into the evening and showed us to our unit. The team here is incredible, and it's clear that they put a lot of effort into making residents feel as welcome and at home as possible. I'm glad I chose this place :)

My daughter and I were fortunate enough to meet Julius who was so sweet, kind and knowledgeable about the apartments and facilities. He helped plan viewings for our criteria and was very patient and understanding. He is one of the main reasons Avalon apartments was in our top 3. The apartments, facilities and staff are top tier! I would highly recommend Avalon apartments. Beautiful apartments, amazing facilities with many amenities close by. And of course Julius!

Martha Gutierrez, the leasing supervisor, has made our time at Avalon Public Market an absolute dream. She's quick to respond to all our questions and concerns, and will even follow up on them to make sure they were addressed. From making sure the maintenance team comes with their shoe covers to putting packages in lockers (if Amazon delivery people don't), Martha truly goes above and beyond to make sure your living experience is exceptional. The maintenance team are reasonably responsive and address issues in a timely manner.

Our first week at Avalon and Julius is my new best friend. He was SO helpful, kind, and patient with us during the moving process (which is always really stressful to begin with). He made us feel at home instantly. Grateful to have a front office that feels so approachable and trustworthy.
Living at the apartment itself has been great so far. Convenient to a lot of transportation, food, and shops. With a sweet, small city vibe surrounding it. Thanks to Julius and the Avalon team for helping us get this next chapter started.

I've lived here for a year now and have had a great experience so far.
Julius, the community manager has been great to work with - responsive, clear communication, and great customer service. The leasing experience with him was seamless and was a breath of fresh air compared to The Emery.
David, part of the maintenance team, handles a lot of the maintenance tickets and he is fantastic. I've had to submit a few tickets and it has been all addressed in less than 24 hours.
The common areas are well kept and any messes left by irresponsible pet owners are also taken care of within a reasonable time frame. You'll be able to tell that Vianey maintains a very high standard ofcleanliness in the common areas.

8/2024 Update: I have lived here since 2021 and renewed since so going on my 4th year here. I love the community and really appreciate the staff here. Julius and Wendy are great property and community managers, Dave G. is amazing and provides great maintenance service. Vianey is SO nice and keeps this place clean and smelling nice.
Julius helped us in our search for a 2bd/2ba, we looked at SEVERAL communities in Berkeley and Emeryville but after 3 months of searching we decided to stay and move into a larger unit. If you are a dog owner this is a great community, probably the best I've ever experienced. You'll find many pets and families here. Julius is thoughtful and cares about resident's experience. What we like about Avalon PM, the gym is great, hardwood floors throughout the unit (easy to clean), nice appliances, and management is the best.
NO issues with bugs or trash smells. Our current unit is on the top floor but my old unit (2.5 years) did NOT have any issues with smells or bug, I lived 3rd floor above the garage floor, windows facing the train tracks, right next to the trash chute, and never had any bug or trash smells. I feel for the residents that experienced this but was never an issue for me. When I was on the 3rd floor, yes you can hear your neighbors walk but THAT IS NORMAL. Median home price in SF Bay Area is $1.44 million, which is a 15.5% increase from the previous year, I can handle hearing my neighbors LOL...
1/21/2023 Update: Maintenance is great here, you use an app to submit tickets and it's really easy to get a hold of the maintain crew. Really friendly service members. They are fast and patient with any issues you may have. Really great community especially if you're living by yourself.
2021: Love it here! Leady Castillo is the best. She always welcomes you home and makes the whole process very easy. Maintenance is wonderful, prompt, and friendly. The units are up-to-date and modern, equipped with high quality appliances and finishes so, you rarely need Maintenance at all. But it's nice to know if you do need them. They'll be there and handle your needs quickly and professionally. This is a great community, extremely dog friendly (the best) and everyone has pet meet ups at the nearby park. They keep the surrounding area clean as well, you'll never see garbage piles, big contrast to Berkeley. Also, neighbors are polite and respect the COVID Protocols. Hope to renew!
