The Zumper Boston Metro Area Report analyzed active listings in September 2020 across 23 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The Massachusetts one bedroom median rent was $1,819 last month.

The Most Expensive
–Cambridge was the most expensive city in the metro with one bedrooms priced at $2,360.
–Brookline ranked as the second priciest market with rent at $2,300.
–Brookline rent stayed flat at $2,290 and ranked as third.
The Least Expensive
–Worcester was the most affordable city with one bedrooms priced at $1,280.
–Manchester rent jumped 4.8% to $1,320 and ranked as the second least expensive.
–Brockton was third with rent at $1,390.

The Fastest Growing (Y/Y%)
–Brockton had the fastest growing rent, up 15.8% since this time last year.
–Lawrence saw rent climb 15.4%, making it second.
–Machester was third with rent increasing 11.9%.
The Fastest Growing (M/M%)
–Melrose rent had the largest monthly growth rate, up 5.5%.
–Manchester saw rent increase 4.8% last month, making it the second fastest growing.
–Chelsea was third with rent climbing 0.5%.
