Located to the south end of the Willamette Valley, Eugene is known for its outstanding natural beauty. With a population of 156,185 (as of the 2010 census), it's the second largest city in the state of Oregon, but still has a friendly, community feel. It's known to be a liberal city, with plenty of residents interested in the arts, activism, and alternative culture. The climate in Eugene is ideal for growing fruit and vegetables, so many residents who have access to a garden or allotment grow their own produce. However, if you aren't known for your green thumb, there are some amazing seasonal Farmers markets all across the city, such as the Lane County Farmers Market that's held at 8th and Oak Street.
The town's slogan is "A Great City for the Arts & Outdoors" and this is certainly accurate. On the arts side of things, Eugene is home to all kinds of excellent works. The Jordan Schnitzer Museum of Art is a great place to start, but there are also numerous public pieces of art that can be found all across the city, in locations such as the Hult Center, the Jacobs Gallery, the Eugene Airport, and various city parks. As for the great outdoors, the city has somewhere in the region of 100 public parks and natural spaces. These have a range of different facilities, for instance the 100-acre Amazon Park has hiking trails, volleyball courts, a dog park, an outdoor swimming pool, and much more. The Ridgeline Trail System is a network of 12 miles of trails, for hiking, biking, and running.
Locals in Eugene, OR often appreciate the vibrant arts and music scene, which adds a lively atmosphere to daily life. Many enjoy the abundance of parks and outdoor activities, from hiking trails to riverside walks, making it easy to stay active. Coffee shops and local eateries are frequently mentioned as favorite gathering spots. However, some residents express frustrations with the public transportation system and mention that traffic can be a hassle during peak hours, which can impact commuting and overall convenience.
Eugene, Oregon rental prices in 2025 show one-bedroom apartments averaging around $1,400 per month, while two-bedroom units also average around $1,600 per month. Both apartment types experienced slight declines from the previous year, with one-bedrooms down 0.9% and two-bedrooms declining 1.2% year over year.
June offers the lowest rental prices in Eugene, Oregon, with an 8% difference compared to January when rents peak. December represents the least competitive rental period with reduced demand, while August sees the highest competition between renters for available inventory.
Downtown Eugene, West University, Jefferson Westside, and Whiteaker stand out as Eugene's premier rental neighborhoods for their walkability and community amenities. West University maintains the largest market presence with 305 listings representing 21% of Eugene's rental inventory, while Whiteaker generates the highest consumer interest at 1.07 times the market average.
Jefferson Westside offers the most affordable option with a median rent of around $1,320, followed closely by Whiteaker at around $1,340 per month. West University provides a mid-range choice at around $1,540 monthly, giving budget-conscious renters multiple neighborhood options across different price points.
Eugene welcomes pet owners with 43% of rental listings offering pet-friendly policies, making it the most common amenity in the city. Amazon, Harlow, Whiteaker, and Crest Drive neighborhoods particularly excel for pet owners, featuring dog parks, pet waste stations, and properties with pets without restrictions policies.
Utilities are rarely included in Eugene rental prices, appearing in less than 1% of total listings across all apartment types. Studios have the highest rate of utility inclusion at 0.10% of available units, while larger apartments like two-bedrooms and three-bedrooms include utilities in only 0.02% of listings.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
