Based on Zumper's July 2026 data, one-bedroom apartments in San Jose average around $2,670/month and two-bedrooms approximately $3,390/month. One-bedrooms remained relatively stable year over year while two-bedrooms are up 1.1%.
January offers the lowest rents in San Jose, with approximately 5.5% savings compared to July's peak prices. November and December also see less competitive conditions with reduced demand, while April and July are the most competitive months.
Downtown San Jose leads with the largest inventory at 382 listings, while Canoas Garden generates nearly 5 times more consumer interest than average. For social connectivity, Rancho Santa Teresa, Banana Grove, Park Lorraine, and McKay-Ringwood offer high walk scores and quality transit access.
Anderson West offers the most affordable option with a median rent of around $2,240/month, followed by Loma Linda at approximately $2,720/month. Downtown San Jose provides another budget-friendly choice at roughly $2,910/month with the city's largest inventory selection.
Based on Zumper's current listings, 54% of San Jose rentals are pet-friendly, which works out to about 780 pet-welcoming apartments each month. Rose-Sartorette, Luz, Erikson, and Sunrise-Almaden offer excellent pet amenities including pet flooring, waste stations, and regular pet events.
