Was furnished for a relocating Beverly Hills actress who signed a three-year lease, but her circumstances changed, so she breached her lease. After which, I hired a leasing agent who requested I augment the setup to turn key executive rental. He was marketing to traveling doctors and medical staff who contract to work at nearby hospitals, medical facilities, etc., for a year+/-. Per the agents request, I installed smart locks on all bedrooms, COMPREHESIVELY furnished the unit meaning including dishes, linens, bedding, art work, etc., know as Executive level turn-key unit, e.g., walk in with a suitcase and bag of groceries and cook same night. The agent was marketing the individual bedrooms to Doctors, medical staff, etc., at a combined rent for the unit at $12,800 a month. However, after two-months of ENDLESS viewings and his assurances of NUMEROUS reservations that never materialized into leases, I contacted his broker who informed me the agent IS NOT LICENSED to market or write contracts for individual bedrooms and he in fact owned several vacant buildings so he was USING my property/units as bait to then switch prospective tenants to HIS OWN BUILDINGS. Obviously I IMMEDIATELY fired him and slashed the price from the $12,800 to where it is now at just $9380 for the WHOLE unit minimum one year lease. FYI: THE CURRENT MARKET ANALYSIS SHOWS RENTS FOR 4-BEDROOM UNITS IN SAME AREA IN EXCESS OF $9600 MONTHLY FOR UNFURNISHED UNITS. HENCE MY PRICE IS SUBSTANTIALLY BELOW MARKET AT THIS TIME. It is currently exquisitely furnished with antiques, paintings, area rugs, LITERALLY EVERYTHING TURNKEY from linens, dishes, nick nick-knacks, etc., ready to walk in with just your suitcase and make chicken tonight lol! It has an in-unit washer-dryer, a huge private deck to decompress, BBQ, entertainment, enjoy, etc!! A MUST, MUST SEE POSITIVELY GORGEOUS !! THE ENTIRE BUILDING, INCLUDING ALL THREE FULL FLOOR FLATS, was previously ENTIRELY remodeled and upgraded throughout. The initial intention was to market the individual flats to sell them at approximately $2million each flat SOOO, no expense was spared (over $2million+ spent on comprehensive remodeling/upgrades to the whole building inside and out), but, due to market conditions, political environment, etc., the flat is being provided as a long term rental, minimum one year lease and will be for the foreseeable future (due to the political environment, the property value as dropped below 50% of the existing mortgage so NO possibility of selling the units or building for a decade or longer, e.g., until the current value more than doubles) So, tenants reap the benefits of the extensive renovations, upgrades, etc. This top FULL floor flat is the creme de la creme of the three flats in this building. Absolutely gorgeous!! Wonderfully laid out for roommates because of the way the unit wraps the interior stairwell, the bedrooms are spread out and all but one have NO CONTINGUIOUS WALLS.
