These figures represent the current pricing across the nation's largest rental market, with two-bedroom apartments experiencing the steepest annual increases.
January offers the lowest rental prices in New York, with approximately a 10% difference compared to September's peak rates. December represents the least competitive period with reduced demand, while July emerges as the most competitive month with higher demand relative to available inventory.
Koreatown, Garment District, Flatiron District, and NoMad stand out for social living with vibrant street life and abundant restaurants. Chelsea offers excellent fitness amenities with onsite gyms and wellness events, while Flatiron District and Chelsea provide dedicated pet spaces and nearby dog parks for pet owners.
Riverdale offers the most affordable option at around $1,750 per month, which is 59% below the city median. Concourse Village follows at around $1,850 monthly, representing 56% below median, while New Springville, Parkchester, and Briarwood provide additional budget-friendly alternatives with rents ranging from around $2,320 to $2,450.
New York accommodates pet owners well, with 58% of listings welcoming pets across the city's rental market. Flatiron District, NoMad, Koreatown, and Chelsea offer particularly strong pet amenities including dedicated pet spaces, pet-safe windows, grooming facilities, and convenient access to dog parks and waste stations.
Utilities are rarely included in New York rental prices, appearing in only 0.06% of total listings across the market. This pattern remains consistent across apartment sizes, with studios, one-bedrooms, and two-bedrooms each showing utilities included in less than 0.1% of available rentals.
New York's rental market is dominated by older architectural styles, with Colonial architecture representing 51.9% of available properties, reflecting the city's historical roots dating to the 1600s and 1700s.
