The most common apartment sizes are 1-bedroom and 2-bedroom units, accounting for 28% and 26% of the total market, respectively. Studios and 3-bedroom apartments are also readily available, making up 14% and 15% of the market. Many Boston apartments feature desirable amenities, with hardwood floors being a standout feature, available in 46% of listings. In-unit laundry is also common, found in 37% of apartments, while on-site laundry is available in 44% of listings. These figures suggest that renters in Boston can expect a wide range of options to suit their needs and preferences.
Boston's average rent prices have remained relatively stable, decreasing by less than 1% to $3,335 per month, on average, for all rental sizes and types. The average cost of a 1-bedroom decreased by about 4% to $2,917 per month, while 2-bedrooms saw a slight decrease of less than 1% to $3,460 per month. Studios decreased by about 5% to $2,409 per month. In contrast, 3-bedrooms experienced a 6% increase to $3,685 per month.
Prices in Boston vary depending on the time of year. August is the month with the highest rent, with prices increasing by about 5% compared to May, the month with the lowest rent. July is the most competitive month, where demand outpaces the available inventory. If you're looking for a good deal with less competition, consider December or November, when demand is lower compared to the available inventory.
Boston's diverse neighborhoods offer a range of living options to suit various lifestyles. For those who value social living, Bay Village, West End, Downtown Boston, and Chinatown - Leather District are ideal, with their abundance of restaurants, entertainment venues, and convenient transit options. Pet owners will appreciate the pet-friendly amenities in Back Bay, Central Square, Chinatown - Leather District, and West End, including dog parks, pet grooming services, and pet-safe windows.
Budget-conscious renters can explore Stony Brook Cleary Square, Franklin Field South, Jamaica Hills Pond, and Readville, where 1-bedroom rents are 14-20% lower than the city median, ranging from $2,249.50 to $2,422.50 per month.
Those seeking to live in Boston's most popular neighborhoods should consider Meeting House Hill, Commonwealth, and St. Elizabeth's, where 1-bedroom rents average $3,756 per month. Meeting House Hill, in particular, garners over 2.5 times more interest than the market average, indicating its high desirability.
