The weather varies from neighborhood to neighborhood

SF is full of microclimates. West of Divisadero Street, you'll experience more fog and slightly cooler temps. East and South, like in SoMA or the Mission, you'll get more sun and warmth. Seasons are also a little different here: summers are often windier and foggier, while September and October are the sunniest and warmest of the year.

Rentals move off the market exceptionally fast

A portion of Zumper's team lives in SF, and they're seeing hundreds of people apply and show up for a single apartment viewing—and then the rental comes off the market almost immediately. Get all of your paperwork in order before you view.

Parking isn't easy, but public transportation is

While it is faster to drive from one end of the city to another, parking can be scarce and expensive. Luckily, San Francisco's public transit system, MUNI, is quite reliable (despite the impending funding deficit) and can get you from the Bay to the ocean in about an hour. MUNI is popular enough to have its own online swag shop and a local deli that has even themed its sandwich names after the various lines. BART (Bay Area Rapid Transit) and the ferries also provide easy transportation to surrounding cities.

Many of the apartments are old, charming, and a little quirky

Older buildings in SF often come with the iconic Edwardian and Victorian charm associated with the city and, if built before 1979, may also be rent-controlled (this isn’t guaranteed, though—be sure to check before signing a lease), which can be a huge perk in a city where rent has recently increased 22% year over year. It is worth noting that while charming, these older buildings may also come with the quirks of older housing stock, like beautiful but drafty original windows, which can mean higher energy bills. Make sure to weigh these details against your priorities while touring places.
