Cam Properties management doesn’t match what’s supposed to be a “luxury” community. They gave us an all-in-one washer that leaks and refuse to replace it.
It’s an endless cycle of a B&B Appliances technician coming to our house and telling us it’s unfixable and should be replaced with a stackable. Then, they decide to schedule us for a repair instead that doesn’t do anything and the same issue occurs again.
We’ve even had a technician call the maintenance supervisor Angie in front of us months ago to explain the need for replacement and they still haven’t done anything about it.
When I called to follow up with Angie with our most recent replacement request from last week, she told me the report said there was no issue, as if I made the whole situation up. She directed me to B&B, but when I spoke to them they asked me to call property management.
This is something property management should be taking care of, but they’re very unprofessional, unorganized, hard to get in contact with, and overall just unwilling to help. I once sent an email and maintenance request to Angie asking for a color match on the stairs for touch-up paint that went completely ignored for almost 2 months until I reached out again and she stated they don’t have it.
It takes weeks for other simple maintenance requests to be completed and you have to be on top of them 24/7 if you want to get anything done.
Lastly, there's police activity here at least a few times a year, most recent was a couple days ago. Living experience isn't worth the rent price.

Worst Management in AZ. You will never get anything you need to live normally here. Takes practically your entire lease to get a garage clicker, trash can, and gate clicker. But don't worry they'll make sure they get their deposit (Which is an entire months rent) & fees before addressing anything. I hope you like taking 27 emails back & fourth to get something across and never fulfilled since they are more focused on having the last word in a half assed response rather than address your concern professionally. Management never follows up on request & their answer is always " we assumed" that was taken care of. Meaning once you talk to them about an issue, your request is never followed through on since office standard operating procedures are a foreign concept here.
Nothing is clean upon move in & patio was covered in burn marks/grease on the ceilings & floor. Took nearly to renewal to power wash it & yes 3 more maintenance visits over the span of 45 days to FINALLY get it repainted when repainting was what was asked for originally on the request to get the living environment to basic level appearance. That means if they move you in to a damaged unit ... you will have to renew in order to see any progress on what was expected upon move in. In that same note the painters had no clue what color the paint was that is used on the properties.
Staff in the office are clueless to their own process since they manage multiple properties throughout the valley & fail to prioritize an understanding of the properties they work w/ daily - but once again... don't worry you're not even a # here, you're an inconvenience for staff since you are a resident.
$$$ ALSO $$$ upon renewal, they will renew you at a higher rate while advertising the original rates on their website to new residents in hopes that current residents don't pay attention. Do your homework & pay attention to the rent amount on their website. You have to ask for the rate that is currently being advertised & they have to get that approved in order to apply their own CURRENT advertised rates.
Door gates are broken so have fun getting out after 4:30 PM for a run without a car unless your have that gate clicker that they never sent you since the previous ones they sent were never ever programed since they "assumed" they were in fact programed without checking. Allow 7-12 business months to receive the correct one....still waiting...
The entire property is covered in dog feces that has been embedded into the gravel & walk areas. Its never addressed w/ the residents that never pick up, so if you like your place surrounded by plump dog fecal matter everyday, then for that fecal matter to get rinsed/dried/and rinsed again to eventually BECOME the landscaping gravel...This is the place for you.
If you have an emergency leak from your roof - go ahead and call the number to the office - it will bounce to another office and that will then go to no mans land of a voicemail that will still not be addressed until you call yet again on Monday since no one reached back out on a weekend to address the leak into your closet.
Everyone has moved out for its next victims to pay nearly 4K for less than maybe alright living & service. Luxury is false advertisement at this point - you can possibly give credit to the original contractors on that title but that's about it.
There are so many other properties that offer the garage, multi level living w/ 2-3 bedroom set up in the valley that charge below 3k a month while offering better residence service. The bar at Eclipse was left on the floor & walked away from. There are better options elsewhere.

No need for generic template response to this post to thank me for feedback & showing areas that need improvement. We know they wont improve. No Need your # if I need anything as you have failed time & time again. Its proven that addressing anything is a waste of time and money.

I have asked now probably 10 times to get a working gate clicker and pool key. I moved in back in September and STILL don’t have a gate clicker. I was given one that was not programmed along with a garage clicker not programmed but I got the garage to work. Gate clicker still doesn’t work then Maria dropped off a new gate clicker for me two weeks ago and it doesn’t work. This is so frustrating and I pay $3100 to live here and it is like pulling teeth to get in touch with anyone. I called in last week and was told I would get a call back and still waiting. Super frustrating and very disorganized to say the least. When I moved in my place was disgusting and not cleaned. The shower had residue from the previous tenant and the pendants and ceiling fans had a layer of dust on them. Honestly disappointed in the lack of communication and preparation of cam properties.

Cam Properties and Eclipse somehow removed our previous Google review from years ago when we first moved in. To summarize, it exposed issues with hot water, being given the wrong mail key, and a giant roach in the house that was brushed off by management.
If you’re considering moving into this place, you should know:
The units are not professionally cleaned as promised before move-in. We had to clean dog pee out of the carpets ourselves on the first day here. Management also does not replace any of the small AC filters without being asked to do so (they only send the large ones about once a year). We discovered ours was full of black debris and dog hair from the previous resident(s) upon getting very sick shortly after moving in.
There’s a gnat infestation on the property every summer. The cracks in the doors and windows let them into the house. There have been several police stand offs with multiple different units in this complex over the years. Crime scene investigators going into houses on many occasions. Most notably, there was an incident right outside the front gate and over 20 police cars lined up on the street outside with the entrance blocked off to residents for hours, and no word from management about it.
The units look very nice, but everything is cheap and old inside. Expect to put in maintenance requests about once a month for something breaking, from a closet door to an essential appliance. We’ve had countless repairs and replacements including our dishwasher, sink and bath faucets, toilet paper holders, door handles, etc. Metal fire sprinkler covers have fallen down from the ceiling on multiple occasions, inches away from children playing and adults’ heads while walking down the stairs.
When you put in a request, it will take weeks for them to even acknowledge it. It requires multiple calls, voicemails, and emails to get in touch with anyone besides front desk employees over the phone.
We’re currently having an issue again with our washer and dryer, which was replaced after breaking over a year ago. We’ve had 3 appointments for service with no solution. After requesting a replacement to avoid the usual runaround, Cam Properties has again taken the cheap route and we’re scheduled for yet another “repair.”
B&B Appliances, the company that supplies and repairs used/refurbished appliances for Eclipse, is always seen in the complex going to various houses (at least once a week). It’s a shame for the owner that property management doesn’t see this business is clearly selling them cheap appliances that don’t work, getting paid for several repairs on the same unit, then replacing it again with another one that will break in a year or two.
Tonight, our air conditioner completely stopped working, in the midst of an “excessive heat warning” and the hottest weather of the year so far. The temperature inside has been climbing up by the hour, now at 77 degrees. Tom Ward from the Cam Properties emergency maintenance line was extremely unhelpful and disrespectful. He informed us there are “3 people ahead of us” and they can’t get someone to repair it overnight. It required several calls with pressure over the phone to get the bare minimum of a portable AC unit so our baby and toddler wouldn’t overheat. I can’t imagine how less assertive people are treated by this company when they have an urgent problem.
Our original review, although removed by management, would have aged very well. Eclipse is still a luxury property being mishandled by a low grade management company. Look up Cam Properties on Google (2 star average) and read a few of their recent reviews to get a glimpse of what to expect for $3-4k per month.
If you can afford to rent here in this economy, I urge you to look elsewhere and take your money somewhere the experience matches what you’re paying.

Impossible to get in touch with management, was looking to tour this place, was able to set up an appointment over the phone then a reply via email said they couldn’t tour the place for another couple of weeks. Asked for clarification since the appointment was already confirmed and only received a rude response that it was not available for weeks
