Two large bedrooms toward the center of the flat are each furnished with a queen-size bed with fresh linens and offer an abundance of storage, and just enough privacy. Moving through the central hallway (which retains original Victorian-era lincrusta detail), the formal dining room features original built-ins and invites a sit-down meal prepared in the adjacent fully-equipped kitchen. Flex your culinary talent with the aid of a gas range, complete array of pots and pans, toaster oven, microwave, coffeemaker, dishwasher, walk-in pantry, dishes, flatware and more. A sun-drenched sunroom and bonus office area overlook the property's manicured rear yard. Side-by-side washer and dryer in unit. All guests are required to sign a rental agreement and follow the House Rules. We truly appreciate your understanding—this added step helps protect our home, especially after a few past experiences with guests that resulted in lost time and unexpected costs. Guests will pay a $300 Management Fee that is for insurance. There is a 1.8% fee added to all reservations. Utilities are included up to $150 per month. Any overage will be charged to the guest. We kindly ask that you use the heater thoughtfully to prevent extra costs. Access to front door requires climbing a dozen stairs from the street. Owner lives in top floor flat. Numerous MUNI bus lines are a short distance from the apartment, and the MUNI light rail train stops at 24th Street / Church Street a few blocks away down Noe Valley's main strip. Tech shuttles run through the neighborhood heading south to Silicon Valley on Highway 101 and Highway 280. Street parking is available. Guest use of the backyard is not permitted.
