Vancouver is very laid back, but also full of surprises. It’s a place where you can live it up in downtown-style. It’s a place where you can get outdoors and enjoy nature. And it’s a place where you can do both… at the same time. In fact, some of the best sunsets happen on the Renaissance Trail, which passes by waterfront cafes, businesses and shops along the Columbia River. Take the trail all the way to Esther Short Park, a historic downtown square with rose gardens, playgrounds, a clock tower, public art and free concerts.
From Esther Short Park, you can explore the excellent music, wine, art, and culinary scene in Vancouver, with bars and restaurants such as Top Shelf Grill, Charlie’s Bodega, and the Brickhouse Bar & Grill featuring local bands in chill digs. Once a year, the city of Vancouver really livens up with the Vancouver Wine and Jazz Festival - the largest jazz festival in the Pacific Northwest.
Whether you’re a wine connoisseur, a jazz aficionado, an art enthusiast, or are simply looking for a place to raise the kids, then you’ll want to explore the grand variety of apartments in Vancouver.
Vancouver's lively atmosphere attracts residents who appreciate the proximity to outdoor activities like hiking and cycling, along with easy access to local parks and the Columbia River. Many enjoy the variety of restaurants and shops that contribute to a vibrant community feel. Public schools receive positive remarks, reflecting a focus on education within the area. However, some residents express concern over the local traffic and congestion, particularly during peak hours, which can impact the overall livability for renters.
Vancouver's 2025 rental market shows one-bedroom apartments averaging around $1,500 per month, while two-bedroom units also average around $1,700 per month. Both bedroom types have remained relatively stable compared to the previous year.
April offers the best timing for apartment hunting in Vancouver, with the lowest rental prices of the year. July sees the highest rent with approximately a 1.9% difference between these months, so avoiding summer months could result in better pricing.
Rose Village stands out as the most sought-after neighborhood, generating 1.16 times more consumer interest than the market average. Bagley Downs and Harney Heights also command attention, with Harney Heights drawing 1.08 times the market average interest. For social connectivity, Bennington, Ogden, Meadow Homes, and Fourth Plain Village offer high walk scores and well-developed street infrastructure.
Hudson's Bay offers the most affordable option with median rent around $1,360 per month. Esther Short follows at around $1,420 monthly, while Rose Village provides good value at around $1,430 despite being the most sought-after neighborhood in the city.
Vancouver offers excellent options for pet owners, with 62% of rental listings welcoming pets. Burnt Bridge Creek, Forest Ridge, Central Park, and North Image are particularly pet-focused neighborhoods, featuring specialized pet flooring, pet-safe windows, generous outdoor spaces, and amenities like on-site pet grooming and waste stations.
Utilities are rarely included in Vancouver rental properties, appearing in less than 0.1% of total listings. The inclusion rate remains consistently low across all apartment sizes, from studios at 0.04% to three-bedroom units at 0.07% of available rentals.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
