My partner and I just moved in and so far we really have nothing but good things to say! The process to tour, apply, and move in was super quick and easy, and management was communicative and responsive the entire time. Kiely had been incredible this whole process, plus she's fun and easy to talk to. You need a fob to get into the building which feels very safe and the common space and hallways are super simple and clean. Our unit is updated and clean, basically brand new. There's beautiful light and a small balcony. Literally the best location. Honestly a great first apartment for a young couple, we had to get creative with arrangement of furniture and storage since it's a small place (which is completely fine, it feels huge cuz of the tall ceilings). So far very impressed, will keep review updated as we live here.

We currently live here and are the first tenants in our unit. Pros: we've found the management to be kind and professional, in our limited time here. The location is about as quiet and clean as you'll get in downtown Vancouver (haven't heard any screaming outside/partying at midnight, as it the case closer to Esther Short), and is walkable and bikeable to most things. Cute shops and amenities and lots of young people. The ceilings are high, creating at least an appearance of luxury and space. The units feel big and simple. The units are very energy efficient, meaning at least where we live, it's never too hot or too cold, regardless of the weather outside. (Keep in mind, though, no A/C) It's easy to park for free here b/c you're three blocks from the part of the city where no permit is required to park as long as you want (as long as you can do a small walk to your car). Cons: The design of this place is very silly, pretty evident it was constructed to make profit in a hurry. I've had property stolen because of some poorly designed security measures. They've recently installed sidewalk gates with a code (likely not in response to our issues), which are purely symbolic; you can easily hop the wall or enter the property through the parking lot, or reach your hand through the gate and open the lock without the code. There is almost zero storage (I'd gladly give up four feet of ceiling height to get some shelves or another closet). What "Steve S" the reviewer said is accurate, that the garbage room smell leaks into the bottom hallway because of poor design. I feel bad for tenants nearby and the people who have to sit in the office for open houses etc; we don't have to deal with that smell much. I'm wondering if "Steve S" and I live next to each other b/c our new neighbors are also stomping and moving furniture all day and often at three in the morning (we haven't slept in 3 nights). I'm hard of hearing, play background noise, and wear earplugs, and it's kind of hilarious to me that it's still loud! We are going to issue a noise complaint but I'm not sure management will be able to do much about it. Maybe that's just the nature of living in a downtown affordable-ish apartment, honestly? Our first week or two there were jackhammers until two in the morning across the street where they're constructing more apartments (building at that time is against city code, so I'm not sure why they were allowed to do that). When we moved in, the floor was caked in some kind of new construction dust, and my asthma acted up. We didn't notice until the movers were already here and charging us for time, so we couldn't clean it. The parking in the lot was all booked when we moved in, and not even all the units were full yet. Lastly, this place is...simple. Nothing too fancy. The views from our floor don't look out at anything at all. There was a grill near the parking lot; it was taken away for some reason. There's a workout room; the wifi doesn't quite work in there and the equipment is already falling apart a bit (it's cheap and is clearly being misused). No common area for tenants to hang out; we were sad about that. Just as an FYI, we were paying $1800 (only slightly more) for more square footage and two bedrooms in an equally walkable neighborhood in Portland (at a place that didn't allow pets). Do your research to make sure the price here is fair for you. Overall: we've only been here a few months and find it reasonable considering what reviews of other places in the area have said (and the fact that it's very hard to get a room in any of the very few, all-positive places in downtown Vancouver that are in our price range). I'll be happy to update this review when we move out and share if our experience has changed. I've heard some scary things (potentially just rumors; it is the internet) about the management company requiring in writing that in order to get your security deposit back, you are not allowed to leave a poor public review. That's illegal, so I'm hoping that won't be the case.
