I absolutely loved my time at Mariposa Flats! It was one of the best buildings I've lived in. The staff made everything super easy and pleasant. I was looking for a studio that had really good natural lighting and Savannah offered so much attention to detail to make sure that I got a unit that fit my needs. Bonus that it is running/walking distance from the lake trail. Everything was seamless - from the application process to the couple times I needed maintenance and Sal was quick to fix. Needless to say it was perfect and I already miss living there! If the building had 2 bedrooms, it'd still be my home.

The management here is great and she took good care of the property. She genuinely cares about the tenants and is seen checking the building daily.
I lived at Mariposa Flats for 3 years. Now that I moved out and settled into my new place, I figured it would be a good time to leave a review. I should mention that I lived in one of their smaller studios for 1 year and then their biggest one bedroom for 2 years.
Pricing:
Mariposa Flats has VERY competitive pricing for studios and one bedrooms.
Location:
The location is perfect! I liked being near coffee shops, restaurants, and things to do. Anything downtown was only 10-15 minutes away. It was also nice going to a show at Emo's and being able to walk home.
Amenities:
Are the amenities going to blow you away? Not really, but that's not why I chose to live here. As of March 2024, the pool was under construction. However, when it was functioning, I enjoyed it! It was pretty at night. I also used their grill, gym, and enjoyed watching a solar eclipse from the rooftop!
Space:
If there's one thing that Mariposa Flats knows how to do it's make great use of space. This complex has HUGE bathrooms and showers.
Staff:
The leasing office staff at Mariposa Flats is 10/10! Since I lived there for 3 years, they did go through management changes but their level of care never changed. When Savannah worked there, she kept the complex clean and organized. Now that Anna works at the leasing office, she's just as fantastic! She's quick to respond to emails and texts. On Valentine's Day, Anna even left a little surprise for all of the tenants. I can tell that she cares about the people that live here and that level of professionalism is hard to find at other complexes. Maintenance was also always great!
Access to the apartment:
I'll be the first to admit that accessibility used to be a big headache at Mariposa Flats. Deliveries and guests had to either be let in by a tenant or through the leasing office entrance. This was a pain since I wasn't always at home and it was annoying to have to go down to let someone in if they didn't have a clicker. Thankfully, this is no longer the case! The leasing office stepped it up and went virtual! The ButterflyMX app (an access control company) simplified access. Though this change took place during the last few months of living there, I was still able to easily let in guests through the app or keypad code. Changes like this show how much this complex is willing to listen to their tenants and make things better.
Studio:
When I first moved to Austin, I was scared that I wouldn't know the best area to live in. I was familiar with the 78741 zip code so I chose to stay in this area. I first found out about this complex through an apartment locator. Needless to say, I chose this place and lived in their studio for 1 year. It was spacious, clean, modern, and most importantly... I felt safe.
One bedroom with a den:
I spent the majority of my time living in their one bedroom and den combo. The flooring of my unit was different (brown instead of gray), but I still really loved this unit. My partner and I made use of the very spacious kitchen. Since I worked from home, I used the den as an office/ gym. It wasn't the biggest space ever, but it worked for me. The apartment was big, modern, faced the pool, and best of all... I NEVER heard anyone through my walls. This was very important to me since I worked from home and frequently had meetings.
Photos:
The photos I attached are all from the time I lived in a studio unit. For some odd reason, I never took any photos of the one bedroom with a den unit! To make up for that, I attached two photos of my dogs while they were at Mariposa Flats. Luna (the black dog) lived with me there and she said she rates these apartments 10/10 dog treats (that's a big compliment from her since she really likes treats). Daisy (the white dog, RIP) didn't live with me, but she visited twice and enjoyed her time and especially liked the outdoor area.
Final thoughts:
I loved my time at Mariposa Flats and recommend this complex! If you're considering living here, I would tell you to go for it! I don't regret it at all. I already miss living at this complex 😞

Moving in was incredibly smooth, making the entire process stress-free and efficient. This is by far the best apartment I have lived in since moving to Austin! The views from my window are absolutely stunning!
The staff here are extremely friendly and helpful, always ready to assist with any needs or concerns. They truly go above and beyond to ensure residents feel at home.
All of my neighbors have been so nice and welcoming, creating a warm and friendly community atmosphere. It's wonderful to be surrounded by such kind and considerate people.
The list of positives goes on and on! From the well-maintained amenities to the overall peaceful environment, living here has been an absolute pleasure. I couldn't be happier with my choice to move here. Highly recommended!
I lived here for 2.5 years and I thought this was the best managed apartment complex I have ever lived with. Anna and Thomas (and before that, Savannah) actually care and try their hardest as managers. One year, we all got cute Valentines for our doors! I know it’s crazy to say, but honestly, the management here was a HUGE part of why this place was one of my favorite places I have called home and definitely why I stayed. The two maintenance men were always professional, helpful, and as prompt as they could be working on two apartment complexes in the area. I renewed my lease three times. For everyone wondering, personally, my rent only went up dramatically once out of those times. After the first year, I was able to negotiate the increase to be less than what they first asked. About $150 out of $300, I think. (This was almost 3 years ago, when rent was going up by like $400-$600 everywhere else). The third time it was only $50 and then the last time I was offered to renew I was presented with an offer that was $200 ish lower than I was currently renting. The ONLY reason I said no was because I had already decided I wanted a house. But given other places in Austin I think it was a fair if not good deal. I had the “one bedroom” (I say one bedroom even thought the bedroom didn’t have a window with a patio facing east. I ended up turning my bedroom into a big walk in closet, my closet into storage and my living room into a giant bedroom with a lounging areas. It was big enough to do that! Loved the view of my patio. I think one of my favorite memories was when something crazy was happening outside and everyone with a patio ran out and we all were sharing what was happening like a game of telephone across the building. Despite situations like that and given the neighborhood, I felt very safe. The towing companies sucked but management would help you get your car back if it was wrongfully towed. Neighbors worked together to inform each other when towing arrived and would help deliver packages if they were dumped at the wrong place. I felt any issues or concerns were addressed as best as possible and genuinely loved it there. A fun tidbit, even though management discouraged us from doing this, half of the furniture I own came from my neighbors trading in the hallways. It was great! HIGHLY recommend.
The only downside were the multiple ice cream trucks BLARING ALL DAY LONG till almost midnight sometimes. I know this is a city problem and not an apartment one but It became hard to have the windows open on a nice day. I never heard my neighbors but this drove me crazy!
Other than that and the pool being under construction I really thought this place was awesome. Thank you!!

Amazing floor plans, amenities, quality, prices, and the friendliest employees.
Working from home, I wanted to make sure that I would live in a great apartment - somewhere with a lot of natural light to keep me happy and great price to save money. Mariposa Flats checked out all the boxes.
While living here, I felt like my apartment was my sanctuary. I could walk basically anywhere I wanted - HEB, lake trail, Buzzmill, USPS, Wallgreens... On top of all that, the employees are SO nice.
Salvador, the handy man that helps maintain everything in great shape, always greets you with a smile and asks how your day is going. Savannah, the leasing officer, is SO friendly, responsive, and helpful. She will text you when you got mail in and if you didn't come by to pick it up before the office closes and if you package is small enough, every so often she will put it in your mail box - which is so thoughtful of her. There was this one time I accident dropped my wallet in the recycling dumpster 🤦♀️ and she really went out of her way to help me out.
To summarize - if you are looking for an AMAZING place to live, Mariposa Flats is that place.

Anna is incredible! She's very professional and gives thorough explanations to all of your questions which is much appreciated during the moving process!
I lived in a top floor studio facing East at Mariposa Flats for a year and was very happy with the management team. Out of the many apartment complexes I’ve lived in around the US, they were the most responsive and even went above and beyond my expectations at times. Beyond the management team, the view of the expansive sky with beautiful sunrises make this a memorable part of my time in Austin. There may be some minor things to consider on the top floor, such as noise of the AC condenser units on the roof, but this may be contained to my unit. Overall, I recommend these apartments.
