Anyone who downvotes this place is crazy. Jessica is a phenomenal property manager, and takes extreme care in handling any issues in and around the building.
Realize when you are shopping for any apt., there are negative reviews from bad tenants. This place had there fair share when I first moved in. I’m impressed by the fact that I’ve seen those tenants replaced by ones that Ive grown to consider neighbors! If that isn’t top notch property management, I don’t know what is.

I moved in at the beginning of the month literally everybody that I have met in this complex is extremely nice personable and easy to talk to. I love how there’s trash chutes on the floor so you literally just drop your trash into the chute. Nice amenities I have a corner unit so I have a beautiful view of downtown. I love how modern everything is the white walls the gray floors the stainless steel appliances really good community really nice inside. Safe building, I literally have no complaints the front office has been really cool everything And answer you pretty quickly if you have questions and try to help you as best as they can. I love how close this apartment is to everything lots of food places grocery stores I can literally walk everywhere.
Update 6 months later and still love my apartment. I have made friends and enjoy where I live. When I go into my apartment I don’t notice anyone I feel safe and secluded in my space. I’m really grateful for Derby Slabtown and the owner of the building for always being professional and keeping the building clean, safe and secure. Maintenance is quick to answer friendly and helpful. Still no complaints. My kids love it here this is our home.

So far my move in experience has been great! Madilyn has been so kind!! She’s been taking care of all my questions and concerns without hesitation, I have no doubt it’ll be a great experience. The units are also very nice and clean, I don’t have any complaints!

I do not believe I can think of a single bad thing to say. Before signing with Derby I searched all over Portland for an apartment with a good location, provided value, and somewhere I felt things were transparent and I was valued as a tenant. I asked WAY too many questions and Jessica could not have been more patient explaining things in the lease, sending videos of different units, and helping me find solutions or a better understanding to anything I was worried about. Once I arrived it was like I had been there for years.
Utilities and wifi are provided and that is a huge bonus for consistency/transparency of a per month cost. Everything was straight forward. The community room is top notch and constantly improving. This goes with the rest of the property as well, I always saw Matt (the maintenance person and true jack of all trades) making additions or alterations to the building for a better tenant experience. The building is innovative and secure. Being near a highway I never heard traffic. Dogs are welcome and I never heard any barking. The units are spacious. All together a great experience
It is worth noting the property quickly adjusted to COVID and invested even more in the safety of their residents. I saw crews constantly cleaning in the evening and on the weekends.
I would HIGHLY recommend this property to anyone

My partner and I moved to Portland in rather a hurry due to a career move, and Derby was by far the most perfect choice for us. The leasing office manager was incredibly helpful throughout our time, and the maintenance supervisor was responsive. Our loft was airy, bright, clean, and very chic. We had no issues with anything: easy to do laundry on our floor, lovely community room, high speed Wi-Fi for a bargain price with our rent, and an excellent location. The building is secure, safe and an easy walk to downtown, up to the shops on 23rd, a grocery store 2 blocks down, and right smack between two of the most used streetcar lines in the city. Rent was very reasonable for our loft, especially considering the included utilities, Wi-Fi, security, and on-call maintenance. If you like good, high class living without living right in the hustle of downtown, Derby Slabtown is an excellent choice.

I have lived here since May of 2023 and I haven't had any complaints. I am a young college student so living in this place compared to college dorm rooms is a luxury. I was able to get a two bedroom unit with a washer, dryer, and a balcony.
There has been a quick rotation of new property managers, about 4 while I've been there. I suppose that can be frustrating but I haven't had any issues where I needed to call the property manager for anything and there wasn't anyone to help me.
The old property manager Stacy was really nice and I liked her. She even helped review security footage when I needed her to which was very nice of her! I was a little sad when I found out she left recently.
For a 1900 a month apartment in NW Portland I don't think this place is a bad deal and I enjoy living here! The Triple Lindy and Paymaster bars are right next to the building and I love visiting them as well!

Everyone knows that moving is one of the most stressful things to deal with. I moved from Arizona to Portland and Madilyn returned my calls within 24 hours. She made this move very easy and continues to make my residency very comfortable. Shes very on top of things. Thank you so much for making my life less stressful.
I would also like to acknowledge Becky for an outstanding job keeping our place of residency clean. As a previous owner of a cleaning business i am very picky and this lady does an amazing job. Thanks Becky.
