We expect work to take approximately six weeks AND 2) There are extensive renovations being done on the building adjacent to this one, so daytime noise from construction is unavoidable at this time. THE UNIT This quirky and recently updated first floor apartment is in a small four unit building located in sunny North-Bernal Heights. It is located less than a block away from Precita Park and close to the Mission District and Valencia corridor. It is a “railroad car” style apartment, very common in older buildings in the Mission (which means that in order to get from room to room, you must pass through each room). Therefore, it is most commonly used as a 1 bedroom, with a sunny, street-facing "bonus" room typically use as a living room or office space (as you see fit). It is on a convenient transportation corridor which includes Folsom, Cesar Chavez, and Mission Streets, as well as quick access to MUNI and the 24th St. BART station, various bus lines, and South Bay shuttles. It is also just a short distance to the 101 and 280 freeways. This is a 1907 building with a lot of character — the bones are solid, but like most buildings of this era, it’s not fully soundproofed between units. You’ll occasionally hear neighbors going about their day. It’s a small, close-knit building, so good-neighbor awareness goes a long way. FEATURES: - A sunny, east-facing BONUS room, often used as a living room or office - A recently updated kitchen connected to a large dining space - A recently updated small bathroom with a bathtub - Large, walk-in closet, and one smaller walk-in - Gas stove and fridge - Hardwood flooring - Double-paned windows throughout - NO LAUNDRY ONSITE (but laundromat nearby) - NON-SMOKING ONLY - STREET PARKING ONLY OTHER INFO: - Small, quiet cats considered with additional pet rent and at landlord's discretion (ESA Compliant) - Rent includes trash/recycling in can, and reasonable water use - PG&E is tenant’s responsibility (~$75/mo on average, as reported by prior tenant) - A credit report and rental references are required, with permission from the applicant - A tour- in person or virtual- is required before an applicant will be considered. - A cash deposit, first month's rent, and signed lease agreement are required prior to move-in (we use the most recent SF Apartment Association lease contracts) - This building is rent-controlled** PROS: -Lovely neighborhood - Quick access to Precita and Bernal Hill Park - Some of the best weather in the city (it's in the "sunbelt") - Easy Freeway Access - Walking Distance to Public Transit WHO WE ARE: Responsive, local landlords that also live in the neighborhood and care deeply about this community (this is very local Bernal family business- we are not a typical management company!) **This unit is a rental unit subject to the San Francisco Rent Ordinance, and is registered annually with the SF Rent Board.
