More than 1 late rent payment within a 12 month period, rules violations, damage in excess of normal wear and tear, lack of prior rental history, or insufficient notice of intent to vacate are grounds for denial of tenancy. If your former landlord(s) do not respond to requests for information within 24 hours of being contacted, that will result in denial of the application due to unavailability of verifiable rental history. Please contact us for additional screening criteria. Applications are not considered complete until a phone call and in-person tour of the property have been conducted by all applicants. If approved for tenancy, you must sign the lease agreement within 12 hours of receipt and pay the first month's rent, landscaping fee, and security deposit within 24 hours of signing the lease agreement. If you wish to accept tenancy, you must agree to the occupancy and rent commencement date set forth in the offer you receive. If you do not accept within 12 hours, we will proceed to the next applicant (if any). If we request additional information you must reply within 12 hours or you will lose your place in line.
