Washer and dryer are 2 dollars each load and never work. They always cut down the only tree that provides shade on the balcony making that area unusable. No shade what so ever out in the courtyard or seating near the grill. It seems like all the amenities are just for show and not for actual use. Except for the pool that’s probably the only amenity that is usable. Parking at night is impossible with all the parking spots taken and random homeless people wondering on to the property.

These apartments are basically an old motel that has been converted into individual apartments. When I moved in in 2017, it was managed by Valley Income Properties. The building was sold in 2018 and is now managed by Arizona Investment Management, who appear to be having cash flow issues. As of the date of this review, there have been a lot of fake inspections and a flurry of activity to make it look like things are changing, but nothing substantive has been done here in months. There is trash all over the grounds, dog poop, and piles of garbage behind the dumpster. There aren't many amenities here. It's a basic apartment. Don't let them try to convince you otherwise. They aren't $1000 apartments. The area four blocks over has expensive condos but gentrification of this particular section of 36th Street hasn't happened. There is a mental hospital/drug rehab facility just down the street on Pinchot, and there are a lot of homeless people in the area. They dig through the dumpster here constantly. Parking is a nightmare. AIM just announced that the three bedroom unit now gets two parking spaces and the rest of us have just one. There are just two visitor parking spaces and since several tenants own multiple vehicles, it's difficult sometimes to find a parking space. None of the units have washers/dryers or dishwashers in them. The onsite laundry facilities don't really work. There is just one working washer for the entire community. Several tenants have had their laundry stolen or bleach dumped on their clothing. The cabinets in my unit have been repainted numerous times and several are falling off at the hinges. The sink leaked and the board underneath is rotted. The cabinet drawers broke and were never fixed. The windows appear to be original and don't seal very well. The current landlord refuses to provide screens for any of the units -- the previous property manager installed mine, and screwed them into the frame so they won't be stolen. I also have a window in the back bedroom that does not open, which is a code violation. The owner and landlord have refused to install a window that opens. The air conditioner leaked multiple times in my unit and caused water damage. I have no overhead lights or ceiling fans in my unit. The pool needs resurfacing -- a guest of mine last year cut her foot on the bottom of the pool. Most of the time, the pool is green because the pump is so old. Instead of replacing the pool pump, they basically close the pool when chlorine isn't enough to keep it clean. The property is currently owned by Las Colinas Investments and Steven and Madeline Jenkins. AIM is a terrible property manager and just fired most of their staff and are looking for ways to squeeze more money out of their tenants, but the apartments just aren't worth paying for money for when there are no amenities and the place is run so poorly.
