I've lived at Sullivan's Ridge since it opened in early 2021. I've never had an issue here. The apartment is quiet inside despite being so close to the highway. The train going through the gulch below can be a little loud but I don't notice it at all anymore. Great walkable location next to multiple bus lines and Lloyd Center Max station. The laundry room is generally maintained. Sometimes it can be hard to find parking if you get in late at night. There will always be a spot, but it might not be close to your unit. Maintenance has always responded to my requests quickly. The appliances are nice and the AC/heater works great. My cat and I have had a good experience living here for almost 2.5 years.

The apartments are very well maintained. In my year here, I have not needed to submit any maintenance requests. The office sends out regular communications and I have always received prompt responses to any messages I have sent. My apartment is very spacious and the rent is reasonable. I am very happy here.
Its got some great amenities (although no pool anymore) and ridiculous access, its right by a max stop and is a few blocks away from 2 major highways so youll never have trouble getting there. Lucas is also one of the best property managers I've ever met addressing every issue in a prompt and timely manner. For a small fee there is gated parking too so thats nice in this city.

Jessica was so helpful with the moving she answered the phone whenever I needed great customer service and the apartment is so nice!:)
The quality of the complex and its units is are (where I am located) good I give it a 4 star after all the adjustments being fixed. The value is ok I don’t agree with some of the billing items we have to pay as tenants. The property is well kept the only thing I have to say is the laundry room washers should be cleaned every day due to people leaving dog hair in them😫 as far as responsiveness I give it a 5 management is very good at responding to any issues or questions I may have .
The gates should be fixed so I don’t have to walk so far to get to my unit with my bags of groceries😫 or anything else I have to carry by myself it’s just a hassle.
Otherwise I would definitely renew my lease and recommend this property 👍🏾

Let me give you the rundown on Sullivan's Ridge and why the reviews are all either one-star or five stars.
People tend to have a very good time at Sullivan's Ridge or a very bad time. That depends on some things under the property's control and some things that aren't.
First off, it's true that the pool isn't done. They've been trying, but the pool is small and contractors are hard to come by. It's a shame. However, I've always rented somewhere with a pool and the reality is people rarely use them, so I also see where it's not the top priority. The laundry rooms were also not done when people moved in--but they are done now, and there's a great dog shower and plenty of units including oversized ones. The gym, which is attached, is up and running too. The package room too. Mailroom is nice. A lot of contracting delays meant these weren't ready when SR opened, and affected people's experiences, but now they're done. We dealt with it when we moved in but you wouldn't have to.
The FIRE ALARMS... oh my god. This is probably half of the bad reviews. They are SO loud and would go off for HOURS AT A TIME. They're an old system and couldn't be shut off easily and it would be in EVERY building. They had to get them all redone. Like the laundry room, it IS done though and hasn't been a problem since then (over six months so I think we're good), but it was SO bad. But... it's fixed, so a new renter doesn't have to worry about it.
One of the buildings flooded. I assume they fixed this. I wasn't in that building. You can ask if you're moving in whether it's that building.
Generally speaking, there were repairs that needed to get done that they should have checked before renting out but that was all stuff the first people who moved in had to deal with and then not people after them.
The positives are really, really good though if you avoided that or got over the stuff at the beginning. The rent is super reasonable for the neighborhood and for the units themselves. It's an unbelievably convenient location to live in Portland--easy to get anywhere, but quiet and green within the gates. There is quite a lot of green space just for us. Big trees. Lots of bunnies outside being cute. Trash is separated so you don't have to smell it. Appliances are good. Space to safely walk your pets even at night! The most permissive pet policy I've ever seen in Portland. It is REALLY pet-friendly.
The units are really comfortable and laid out well. There are fireplaces and stone countertops. Repair staff is fast now that they aren't playing catchup. Convenient 27/4 mini-store. Great meeting rooms and stuff. The units feel spacious and classy for a remarkably low price. You do have to pay to park inside the gate but... it's ample parking designated specifically for SR residents. I don't know where else in Portland people have been but I'd have given anything for sufficient parking where my car was safe, here in Portland. Residents are mostly starting professionals so it's quiet and safe. The barbecues are really nice, tons of places to chill out and enjoy behind the gate.
One thing I would definitely say is that this place is on a serious upward trajectory since I moved in and I hope to stay here a long time. For me, it's a pure five star (now that they've fixed the fire alarms). I have been super happy with my experience (with fixed fire alarms), I just understand why some other renters weren't. If you're a new renter just know a lot of the concerns in reviews were valid, just got taken care of since it opened.

The leasing agents here are absolutely amazing. They are understanding and patient and you feel like you’re being listened to and taken care of. This is my first apartment experience and Cindy and the rest of the staff are just absolutely wonderful people. You won’t regret working with them or living here. I wholeheartedly recommend Sullivans Ridge for your next home!
I have moved into this apartment for a little over a month now. It is newly remodeled and good price for the size.
The property management has been doing a great job of keeping us informed while part of the buildings are still getting remodel. We currently can't access to most of the amenities yet, but they have also made arrangements to provide us other laundry option and accommodation.
Minor issues while moved in, the maintenance guy have been very attentive and he has always done his job efficiently.
I special like the location, close to many different grocery stores and many good local restaurants. It is also in a quiet neighborhood at night, I don't hear much noises.
