Love it ! Cannot beat the location. The best rent prices in Beaverton .Rent is month to month at least for now. Right opposite to Winco, Best buy, Century 16 Theater , Old Navy , Ross Chipotle Best Managers and maintenance staff. Every Maintenance request is worked on promptly .

Updated Oct 2024 since the property is only going downhill. Lived here 4 years so far, heres my review: The apartments themselves are decent- good location, albeit outdated inside. However the management company (Bluestone & Hockley) is absolutely terrible. They often delay major repairs that they can't afford. There was a water moat around one building from a burst pipe or something for over a year. The residents had to use plywood boards to cross the moat for ages...it looked so janky. And yet they have weekly leafblowers that come YEAR ROUND despite there not being leaves to blow for the majority of the year, so they just blow dirt all over your patio and make a mess. Its kind of appaling that they pay for this "service" of making my patio dirty on a weekly basis. I do not recommend living on the ground floor for this reason. There is basically no topsoil left in the landscaping (it's all been blown/scoured away), so the plants all look sad as hell and on the verge of death. Someone keeps "pruning" (ie obliterating) the plants around my apartment (2nd photo) til there's almost none left now. Recently i saw at least $200 worth of landscaping plants that the landlords had bought thrown into our dumpster because the landlords purchased the plants in Aug, never planted or watered them, and then they all died 2 months later from neglect. This level of neglect is very consistent across my time living here. Plus many of the trees surrounding our apartments are infected with fungus and desperately need to have their health checked by an arborist before they fall. There's definitely a winter storm danger to living here. When they hire people to pressure wash the apartments the weather stripping is so bad that your apartment gets sprayed internally with dirt and water (first photo). The company Bluestone is also impossible to contact and always opt for the cheapest option possible for repairs. I had a hole in my bedroom wall for 3 months once because they simply FORGOT to schedule someone to come fix it. I also didn't have a working garbage disposal for 2 months because they bought a cheaper repair part from China that was shipped by container instead of just buying one locally and fixing it the same day. They redid the parking lot last year and already the cement blockades and edges are crumbling apart months later. The laundry room has flooded multiple times since I've lived here and the washers have left my clothes smelling stinky/mildewy in the past (likely because Bluestone doesn't maintain anything proactively, they just wait until stuff breaks or someone reports it to fix it). This place could be quite lovely if the company just cared about it or the residents...at all. The property manager Elsa is unreachable, even during emergencies. I saw they are currently charging $1500 for a 1br for new renters...thats almost $300 more than i pay currently for a 1br. And when i first moved in in 2020 a 1br was $895/mo. They have done nothing to improve the property in this time aside from paint the buildings... is that worth a $600+ rent increase? Hell no. The positives: apartments are quiet and the location is good.

I’ve been living here since early 2020. The apartments are nice but the management and the maintenance that they provide for the property is not great. The management is cheap and hard to reach. As another reviewer said, they pay for weekly ground’s maintenance that is not needed. They only blow dirt all over the place and leave decks and cars all covered in dirt. You leave a window opened and the whole apartment is going to be full of dirt. I learned that the hard way. They don’t pay attention to anything. On the other hand, they would not pick up dry grass and leaves that I left on the side of the patio after cleaning it (I don’t like them touching my patio as they spray for weed control instead of doing it by hand. Being exposed to toxic chemicals isn’t my thing). The parking lot was recently redone and started falling apart about 3 months after. Now, I heard there are talks about redoing it again. What about our kitchens? They haven’t been updated probably since the 70s. Fairly new baseboards are a health hazard especially if you have a child. I once accidentally left a bag next to them and it got melted. And once in the winter I touched it with my arm and a burn was left behind. There’s a warning on them to keep everything away at least 12”. But then there are outlets installed 5 inches above with wires from a tv getting dangerously hot in the winter. I think it should be illegal to install something with those warnings in a human dwelling. Gutters get cleaned only after repeated reports and complaints of everything being covered in water. I had to send them a video of gutters during a rain being completely dysfunctional and only after that they sent someone to clean and repair them. They shut off water to repair the broken pipe mentioned by another reviewer and send a message saying that they need to shut it off due to an emergency that day. That “emergency” has been happening for the past 2 months or more with water pouring like a river and on and off for months before. Why lie when you know that we know? You just forgot to notify your residents about a scheduled repair and now trying to make yourself look good by saying “it’s an emergency”. Mind you, no one showed up that day. The water was turned off the following day. And then the day after they send in another message saying that water will be turned off again about half an hour after it was turned off. Good timing 🤦‍♀️ property management is just incompetent. My appartment entrance also got flooded after a power wash of the building. And my door ended up being dirtier than before they cleaned it as all of the dirt was just lifted up from the ground and deposited onto the walls. Also, when you call them, you often encounter someone with an attitude. Emails are being replied after 3 months of delay and multiple attempts to reach them is futile. Our wonderful maintenance guy Tod has retired and who knows what the place is going to be with the new guy. Tod was very helpful at resolving things at best of his abilities and provided resources. Apartments could be great though. It’s a surprisingly quiet central location. Lots of trees around. Good neighbors. But for what they are, it’s too expensive. Rent has been going up $100 every year. Update as of 9/24/2024 The ground has been covered with mulch and it’s better now. However, the laundry machines and driers went up in price from and now everything is $2. It wouldn’t be so bad if they wouldn’t have haven off 11 minutes of the washing cycle. Now the heavy soil cycle is only 37 minutes! That’s pathetic! Those machines are old and don’t do a good job as it is, now washing laundry there is a joke. They do something nice for us and then turn around and make us pay for it. What does money from our rent go towards??
