With a NASCAR speedway, plenty of historical sites, and sports pride, Kansas City, Kansas, is a great place to call home.
Kansas City, Kansas is located right across the state lines from Kansas City, Missouri. While these two cities share many traditions — including barbecue and jazz music — Kansas City, Kansas (KCK), has more of a suburban feel with big-city amenities. Did you know that KCK is a streetcar suburb of KC? Streetcars connected the two cities before motor vehicles became the norm. It's also where the Kansas River, which the locals call "The Kaw," flows from the Missouri River. You can hang out on the spot where the two rivers split off at Kaw Point Park.
This area is NASCAR country, given that the Kansas Speedway occupies land on the western end of town. It's still Chiefs and Royals country, too, since the teams play at Arrowhead Stadium and Kauffman Stadium, respectively, about 15 minutes from the river. College sports are also big here, especially given that the University of Kansas calls Lawrence, a nearby town, its campus home. KCK also has an MLB-partner team called the Kansas City Monarchs, formerly known as the T-Bones. Catch them playing at Legends Field right across from the NASCAR track.
KCK is also home to the University of Kansas Medical Center, which houses KU's medical, nursing, and health care professional schools. If you like history, you'll enjoy visiting the Clendening History of Medicine Museum located inside KU Medical Center. You can also tour the Grinter Place Historic Site and spend a day at Lewis and Clark Park at Kaw Point. Some people believe that the two explorers camped at this site as they made their travels in the West.
Kansas City's rental market offers a good selection of listings, with an average of 295 available per month. The majority of these listings are 2-bedroom apartments, making up 45% of the market, followed by 1-bedroom apartments at 27%. Studios and 3-bedroom apartments are less common, but still available. Many Kansas City apartments cater to pet owners, with a significant number of listings allowing pets, including small pets, or offering pet-friendly accommodations with some restrictions. In fact, over 70% of listings are pet-friendly in some capacity, making Kansas City a great option for renters with furry friends. Keep in mind that these figures are based on historical data, but they should give you a sense of what to expect in the current market.
Kansas City's average rent prices have seen a slight year-over-year increase of about 0.4% to $1,091 per month, on average, for all rental sizes and types. Breaking it down by bedroom count, 1-bedrooms have increased by 8% to $919 per month, while 2-bedrooms have grown by 3.7% to $1,126 per month. The average cost of a 3-bedroom has increased by 0.8% to $1,508 per month. However, studios have seen a decline in rent prices, dropping by 3.6% to $824 per month.
Rent prices in Kansas City also vary depending on the time of year. July is the month with the highest rent, with prices increasing by 14.6% compared to February, the month with the lowest rent. If you're looking for a competitive edge, April is the month with the most demand compared to available inventory. On the other hand, December is the least competitive month, with lower demand compared to available inventory, making it a potentially good time to find a deal.
In Kansas City, the most sought-after neighborhoods are Victory Hills and Rosedale, with 1-bedroom rents averaging $1439.5 per month. These areas garner significant interest, with Victory Hills receiving nearly as much attention as the market average and Rosedale following closely behind.
For those prioritizing lifestyle, Kansas City stands out for its pet-friendly and social living options. Pet owners will appreciate Coronado, Rosedale, Prairie-Piper, and Shawnee Heights, which offer amenities like pet spaces, pet deposits, and outdoor areas. On the other hand, social butterflies will thrive in Riverview, I-435 West KC-KS, Argentine, and Northeast, where they can enjoy shared spaces, street infrastructure, and a vibrant atmosphere.
Budget-conscious renters may want to explore other neighborhoods, as Victory Hills and Rosedale are among the most popular and in-demand areas. However, for those willing to invest in a desirable location, these neighborhoods offer a great balance of amenities and community. With a range of options to suit different lifestyles, Kansas City has something for everyone.
