I just moved in but so far everything is great! Alondra with the leasing office was very patient in helping me figure everything out and she made sure the apartment was perfect as well. I’ll update after a few months but so far everything looks great and I feel comfortable with my room and the garage parking as well.

I've lived in L14 Flats for one year now, I still love it here and just renewed lease for another year. Management and Maintenance has been top notch grade A for service and communication. Here's to another year good year!

This was my first apartment, and being 100% genuine, I loved this place. I could rate the complex high and low depending on what you expect out of an apartment. Id say a fair rating is 4/5 Things I loved. The beautiful modern design. I have never seen a single bug in my apartment. The view. (Italian kiss) Trash Chute (Mad Convenient) The exclusivity (It is a small community, not a massive complex) Things I hated. The ridiculously slow elevator The thermostat (complex and difficult for no reason) Things that could be worked on/ what you should look out for. Not going to lie, I have had a pretty bad experience receiving packages here. On multiple occasions has my mail been misplaced, lost, or possibly stolen. Also the delivery drivers have always had a difficult time getting into the building. I would always see drivers struggling to get in, so on multiple occasions I would let them in if I was around. Due to this issue, 2/5 deliveries wont happen or will be late because drivers cant access the building. So this is more of a communication problem between management and the services. But this problem had been consistent at-least for the entirety of my then lease. So long story short you may have to hunt and track down your packages manually here. Also, the apartments have outside parking available; however it is not safe. I originally did not want to pay for the premium of a garage spot (which is $105 kinda high here) but after the second month of living here, my car got broken into, despite the complex having the advertised security services to patrol the area. Because of this I felt I had to get a spot in the garage. The garage was great but basically if you have a nice car, do not leave it outside. The con of living downtown is always dealing with the homeless population and whatever else happens in the area. L14 is no exception. Don't forget about the horrendous winters that may leave your car susceptible to the weather.......meaning your car certainly being covered in snow and ice in a tight space near the main roads (if you park outside) As far as maintenance goes, I would have to say it isn't great. Upon moving in I communicated that my window was cracked, and they literally never fixed it. I believe that was the only thing I had ever sent a request for. As far as sound goes, this complex is definitely on the quieter side. You can hear everything in the hallways, but in the unit, at-least for me I never heard anything. I would only hear an occasional "bump into the wall" every now and then. However I was also on the 4th floor, so no one was above me....so keep that in mind. If your expecting an experience here, obviously the surrounding location(s) will provide that for you. If you are expecting an experience at the apartments themselves, L14 is not for you. There are basically 0 community amenities; no gym, no swimming pool, no lounge, nothing. So if you are looking for those features, this is not for you. L14 in my opinion is for single individuals who want a nice, modern, comfortable place to live, and thats it. Summary In my opinion, L14 is great. L14 is for single individuals or couples that want a "boujee" place to live and want to live downtown. The location is great, it is around all the action, but it is just hidden enough to where its not obvious. It isn't for families, and it is a quiet place. There are no community amenities, but for some that might not matter. It is priced fairly in my opinion too. The garage is a must, so if you can afford it, get it (as there are limited spots available, it cannot support the entire building). All in all 8/10 experience for me.
