I had to go through an early termination of a one year contract and they ended up charging three months rent as a 'fee', even though the new tenant rented the place within twenty days of them listing the place. They finally agreed to prorate the days the new tenant was renting only after I threatened to take them to small claims for double dipping. The experience was exhausting to say the least.
