Lived here for three years and never had a problem with maintenance or the staff. Awesome property manager! Moved because I moved out of state for work and school. I lived many of places and I can promise you that this was the best property manager that I've ever had. To me that makes a big difference on how well the property will be kept up and how professional a matter would be handled. I don't have any negative things to say about the property it's self. I’ve never thought living in VA would be so peaceful, but it was. The neighbors are very friendly and they really mind their own business! SUPER PLUS! Updated 10/2024 We moved to a larger home in the same community, that’s located on the park. I’ve increased the rating from 4 to 5 stars. Our new unit has a finished basement, and is larger - 1600 sq ft. Since the last review, I’ve decided to give 5 stars, because over the past few years, they have continued to maintain the community really well and invest in proactive maintenance (e.g., all units with basements were re-waterproofed in 2018/2019; parking is now reserved/assigned spaces; rent can now be set up on auto pay, etc) staff turnover has all but stopped, and they value for space and quality is unmatched in about a 30 mile radius, based on our research. Its insane that if we move, we’d pay the same price elsewhere but we would lose half our space, the quiet you get in a mid century home with solid walls, the real hardwood floors, old growth trees and tons of natural light we can sit at a patio table under the trees, reserved parking spaces, and natural gas stove. Rent was raised 7% last year, after a typical annual increase of 2% over the past dozen years. I’m waiting to see what the increase is in 2025, but for all the years it was 2%, I can’t blame them for one year higher. Bedrooms are always warm in summer with poor AC flow to the furthest point in the house. We applied Gila Film heat reflective cling film to the windows and it DRAMATICALLY cut down the heat. It’sc revocable with no adhesive so renter friendly. We added light/heat blocking curtains, and keep the ceiling fan on low 24/7. This has dramatically improved the situation. Since the pandemic have been some increase in trash left on the ground and neighborhood kids hanging around leaning on our cars and sitting on people’s steps and such, but in general neighbors really look out for each other and keep their properties tidy, it’s a real community. Neighbors cook out together in summer, kids play together - it’s really nice. I’m afraid I’m going to jinx myself, but in all the years here we’ve only had one package stolen of the porch, on NY’s Eve - we assume they were looking for alcohol, but they stole a box of no alcohol spirits - joke’s on them! In short, we’ve looked over the years for alternatives that cost less as the area in general is really expensive, but so far this is the best value we’ve found. ———————- PROPERTY CONDITION: For the age of the property, it's in great condition. The floors, paint, and kitches and upstairs bathrooms are renovated each time a resident moves out (typically that seems to be every 2-3 years for growing families, or ten-plus years for couples and mature families). During 2012-2013, they replaced all the air conditioning units, and replaced the toilets with low-flow water-saving toilets, which made a big difference in our water bill, and improved the cooling situation upstairs somewhat. They replaced the privacy fences in 2013-2014, and painted all the houses that were not natural brick. Community alleys are paved every two years. MAINTENANCE: Repairs are prompt and the guys who do them are very nice, and very helpful. COMMUNITY PERSONALITY: this is a diverse community, with north africans, east africans, hispanics, caucasians, and african-americans. many people are in the military, and there's a mix otherwise of white collar and skilled labor professionals. Some neighbors all close and hang out together, and others keep to themselves, but everyone has been friendly and when there's a big snowstorm everyone helps out the older folks, or helps get someone unstuck if they're in trouble. I have both my immediate neighbors phone numbers, and we hold packages for each other and look out for each other. It's a nice place.
