I have never felt so completely at home. From the security of the building to the variety of amenities, the overall feeling of community at Modera Pearl stands as a testament to city living. In my experience, the housekeeping, maintenance, and leasing staff are very friendly, professional, and available. I would be remiss if I did not mention the pet-friendly atmosphere. Well-mannered dogs, and their human companions, are likely to stop in the lobby and visit Miss Olive’s front desk for a 🐕 t-r-e-a-t (and some attention 😉). I look forward to that part of the day. Perhaps prospective residents, as well as the Modera Pearl community, will agree that there really is No Place Like Home.

Staff is super friendly and warm and have always been pleasant to engage with. They host nice events for the community. The location is good and feels safe for the most part. Actually quite happy living in this building.
EDIT: I am very willing to increase the rating once issues regarding the trash & odor are addressed and I do have faith and confidence the staff will work to resolve these issues.
EDIT (July 2024): The staff here is truly amazing and deserve recognition for their willingness to acknowledge problems raised by tenants, provide transparent solutions and implement them.
I complained to the building manager, Kim Reed, about smells from the trash chute area on my floor, which yielded an impressive response that was simultaneously empathic and solution focused. She also mentioned several upgrades that would be happening to improve the interior conditions of the building, and to her credit she has delivered on her word for both the odor complaint and building upgrades.
Like most things in life, it's not perfect, but the staff does all in their power to make it the best experience possible. Interactions with the staff have been overall positive, professional and transparent. Jordyn and Olive have been very pleasant. Given the pricing, amenities, location, and staff I feel the recommendation for living at Modera Pearl is well deserved.

I lived at Modera Pearl for just over a year. It was a phenomenal apartment complex with great amenities. It's tucked back a little and the area feels like an island of quiet and safety, but is still within three blocks of a chain grocery store, coffee places, restaurants, and a street car stop. The staff are extremely helpful and responsive, and despite the extremely pet-friendly stance that the building has, the place is as clean as you can imagine. The elevators worked consistently, the gym is great, people were always enjoying the rooftop grills. If you're looking for a secure, friendly, quiet place to live, I highly recommend the Modera Pearl. I have moved out and didn't receive anything for this review.

Great. Kim and staff have been extremely helpful and courteous.Have lived here for 1 years and 3 months and I can say that the 3 unit we have lived in is by far the nicest and the most quiet. Just wish rent was a little cheaper. Love the upgrades and improvements being made.

I love living at Modera Pearl, it’s so peaceful in your apartment yet when you do go out it’s a friendly family-like atmosphere. The lobby with free coffee and smiles in the morning (if you run out) , the gym and staff are amazing (they go above and beyond). It’s fun to get to know your neighbors and their pups. It is also secure, so I feel very safe here as a single woman and new mom! Best apartment complex I’ve lived in by far, which says a lot because I move a lot for work! I also have lived out in Hillsboro and literally couldn’t meet my neighbors or form friendships like I have here.

I just moved out a week ago, but my 1+ years here were great. At the time that I moved in, my unit (1 bedroom with den), the building and location were exactly what I was looking for (I was also considering other apartments in the Pearl, Northwest, and throughout the east side). I’ve paid more in rent at other places, and I found my unit here to be reasonably priced, considering I moved in during summer which is typically a high-demand season.
Before posting I read some of the recent reviews and wanted to pitch in on some of what they brought up. The trash chute wasn’t accessible maybe around 10% of the time that I tried. My theory is not because it’s broken, but because it’s possible for the garbage catcher to get full. There are 9 floors and around 30-40 units on each floor. There’s an orange indicator light that turns on when the chute isn’t accessible. This is similar to what other modern apartment buildings have.
I haven’t had an issue with security in the building and in the surrounding area, but me being a male POC in his 30’s can be a factor to consider. I’ve personally never experienced stolen packages, including during multiple periods when I was out for a few weeks on vacation. I’m not a good cook, so I eat out every meal, and with me driving in and out of the garage multiple times a day, I’ve personally never seen cars broken into or windows shattered in the garage, or seen sketchy people that shouldn’t be there. I have come in between 2-4 AM a few times and seen neighborhood patrol driving inside and outside the garage. However, the property itself indeed doesn’t have a dedicated active security patrol, like a few other properties in the area do. The other reviews’ claims of cleanliness in the common areas are a little exaggerated but I suppose it can be shocking to find some of what they saw. I’ve found the common areas to be tidy most of the time and I know there are people who clean up floors, the fitness center, etc regularly. I agree though that the courtyard can at times be smelly, but that’s due to bad dog owners, not the dogs or location by themselves.
The quality for what you pay is good, similar to anywhere built within the last 10 years. Most of the time it’s quiet, and with my unit being courtyard-facing I didn’t hear noise from the nearby freeway (occasional street noise from the adjacent street does occur though). The walls are thick enough that you don’t hear noise from neighbors, however loud bass can pierce through (management was able to help with that). Footsteps and other noise from the unit above will depend on the tenant living there. A few months before I moved out, there was a new tenant that moved in the unit above and they were definitely loud, especially compared to the previous tenant.
The management and maintenance teams definitely get 5 stars. They’re very prompt in responding to questions and concerns I’ve had, and are very friendly and always willing to strike a conversation when out and about (shout out to Olive and Jordan).
