The staff here is very very kind and helpful, great location and very nice apartments! Also really like the rooftop in the main building, great place to take in some sun and enjoy the weather.
Loved living a Rianna. We had a nice apartment next to Seattle U and could not have been happier. Levi and Waverly were great to deal with. Easy to get through lease process and took great care of us. Loved all of the nearby food and drink options. Room was quiet. Easy to hop on a bike and go downtown or go a few blocks and hop on I-5. Great location and great place to live.
I have only been here a few days, but I moved to the Rianna site unseen from North Carolina. The office made everything very easy to coordinate from afar. When I arrived they loaned us a dolly for unloading. The apartment was accurately described and clean, with everything in working order. The surrounding neighborhood is easily walkable to light rail stations and points of interest, including Seattle U being just across the street.

I really love the apartments. There is so many great people here. There are great restaurants to choose from right outside. There is parking and storage. The security is good. The apartments are so nice, with lots of windows. I like living here.
Great building, great staff! Very attentive to the residents and always check in to see how everything is going. The rooftop is a beautiful place to sit and unwind. Christopher is awesome, has a lot of great suggestions for things to do and places to go in Seattle!

I have been staying in Rianna apartments for a year now and I just renewed my lease! Great maintenance, secure location, and awesome management. I wanted to refer to Robert Brown, who is the Community Manager for Rianna Apartments, and I am happy to say that he has given me a great experience staying here. He is approachable, flexible, responsive, and takes care of me to ensure I have a good experience. I hope he continues to help others and I would recommend staying here!
I lived in Rianna for a year and it was a pleasure to live in pretty decent apartment. It was unfortunate that I had to move out because of personal matter, but I would love to move back if I could.
Starbucks is on the first floor of the apartment which I loved.
Just a short walk (climbing the Seattle hill) to Seattle Streetcar, which leads to Cap. hill Light Link Station, which was a great location for me who relied on public transportation a lot.
The management was great and responsive (Aly was great!) as well as the service/repair team members were also fabulous and on time.
Few things though, it was extremely hot last summer, so try to invest into portable A/C or something to cool you off.
And also, the location is by the road and especially if your place is faced towards the street, the car sounds and ambulance noise may be a bit disturbing in certain time of the day. But I was able to get used to it after few months.

I've lived here for a year and I'm in the process of renewing my lease. As an SU law student, the location is UNBEATABLE; quite literally, across the street from Sullivan Hall. While the building is older and has some corresponding issues (had a pipe burst in the winter), Equity has done a stellar job of renovating it! The roof top lounge/patio area is excellent and something of which me, my partner, and our friends have made frequent use.
When I first moved in, me and many other tenants shared a dissatisfaction with property management; not only did many of us feel that the then-manager was always unapproachable and, on occasion, even mean, but there was a serious issue of package theft. However, following a building wide tenant survey, the old manager was removed and we got Robert!
Robert is probably the best part about living here. It is hard to put a price on knowing that your landlord has your back and best interest at heart-- it is something that everybody deserves, but almost nobody gets. In response to the package theft problem, Robert worked hard to get a secure package room up and running right in the lobby! He was also able to secure updated patio furniture and improved fire extinguisher systems around the building.
As a final note, I will add that the people in this building, for the most part, are all wonderful. There is a rich diversity of students ranging from undergrad all the way up to LLM + JD, local hospital staff, and everyday people. There's a sense of community here that's wonderful (and makes for fantastic roof top gatherings).
Overall, if you can afford to live here, it is worth it. The price you're paying is more for the location and convenience than anything else, but that price also includes all the wonderful people and benefits I've described here.
