Came by to check out an apartment, beautiful building, nice modern amenities (like the elevated infinity pool). Neighborhood felt safe, there is an elegant bar around the corner called Four Humours we liked.

My wife and I are starting our third week here and we keep discovering issues with our unit, and ample evidence that these problems are a result of a combination of contractor laziness, property mgmt negligence to inspect the work, a lack of transparency on the part of the leasing office, and a tendency to displace blame. Day of move in: virtual key doesn't work, unit was dirty, chirping fire alarm, broken drawer in kitchen. We left for this to be taken care of. At 4:39 pm on our move-in day Katherine told us there were “other problems with the unit” but we had to wait for hours to pass to be told the hot water heater needed to be replaced and the dishwasher needed to be mounted. Katherine also immediately assumed poor reading comprehension on my wife’s part when there was a lack of communication about delivery codes. No apology for the assumption when shown proof, obvious transparent attempts to avoid responsibility. We tried calling the leasing office 5 or 6 times between the days before we moved in and the day of, but I had to walk over to get someone's help because no one was answering the phone. Now that we’re in the unit: No functioning lights in either walk-in closet. There are fixtures in both that have been capped, but the wiring wasn't done for a light switch. A bizarre random screw and plank of wood combo next to our front door, see photo. The medicine cabinets in both bathrooms are installed too low, so when you try to wash your face you either hit your head on it or you get water all over the sink and floor in front of the sink. The flooring has significant damage already just from the contractors rushing to change out the water heater. See photos. We have not received assurances that we won’t have this damage taken from our deposit. The door to the second bedroom does not close or lock properly. See photos for the hack job done to cover up damage. Large patch of chipping paint. In-unit dryer has no dedicated ventilation; we’ve been told there’s a continuous unit-wide ventilation system. We have a dehumidifier and it shows humidity in the 65-70% range while doing laundry. With it on the laundry time is cut significantly because without it there’s nowhere for the steam to escape quickly enough. Without a dehumidifier, I'd be concerned about mold at that humidity level. We're missing a screen in the only window in the living room/kitchen area. No outlet for the balcony. There's only one small closet in the kitchen and half of the space is taken up by an awkward shelf that can’t be removed. All household items need to go in a bedroom closet as a result. Just dumb design. There are generally closet issues in these buildings as one of the units we were shown had cheap standalone wardrobes provided to make up for a lack of closet. One morning my wife woke up to a worker just outside the window. The shades were down, but there are pretty big gaps on the edges where someone outside the window can definitely see inside. Only at 12 pm that day did residents receive an email about this work being done with a warning to keep the blinds closed. Clearly they had forgotten to send this warning out in advance and instead of taking accountability for this and apologizing, they just sent the email later and pretended like it was sufficient advance notice. The staff for The Americana and The Luxe are the same and both buildings share amenities. I can only speak to our unit in The Americana but our experience with the staff is reflective of what you might be in for at either building. The property manager did offer us $500 for our trouble after move-in (which has not been applied to our account) but money is not the major concern for us, our experience is. We’re not optimistic that our experience will improve as it appears, but we will update the review if it does. This review was removed on my wife’s account because she forgot to blank out some phone numbers/emails from screenshots. We are reposting without those images. If Google reinstates that original review we will remove this one.
