I've been living here the past year with my boyfriend and I just need to say how much we love living here and this neighborhood! I remember seeing very few positive reviews about Emerson Townhomes online before renting but loved the setup so decided to stay here with a 12-month lease. We're located in the 8600 complex and our 1 BD/1.5BR townhome was spacious and modern. The area is very central with Trader Joe's, TJ Maxx/Home Goods, CVS, and Ralph's just a min away. Of course, having LAX just 5 min away is an even bigger advantage when you're Lyfting to the airport. ($5!) There's also the Mobil gas station in front for any convenience store needs. The neighborhood is surrounded by many single family homes and a private school/church nearby. Walking around at night with my dog by myself has never been a problem and I've always felt SO safe especially with the street lamps guiding the walks all around. Neighbors are friendly and super quiet within the complex! Management has also been communicative about any issues like plumbing updates or having something checked out. We wanted to stay longer and extend our lease but were looking for a 2 bedroom apartment that was more within our range. Best features: Gated tandem parking for 2 people, shared rooftop deck, laundry room was barely full on most days (3 washers/3 dryers), quiet neighbors and neighborhood. Trash chutes on each floor. Easy to use elevator from garage to 2nd floor. Secure mailbox and no one stole packages because they're classy like that. About 20 units within the 8600 Emerson complex. Downside: Fire station is down the block so be aware that you'll always hear sirens during the day or night at random times. The windows are considered dual paned but you can still hear some noise. You do get used to it though. Another thing that can improve is that the laundry room would sometimes have leaks from the washers which would produce wet floors but it never was a hindrance to having my clothes washed. Overall, 5/5 stars for living here! Keep it up Emerson. :)

Move in was horrible. It honestly felt like they didn't want new tenants. They also had the paperwork wrong. I would def. read your lease carefully. We did have a couple of issues and maintenance fixed most of them. After living here a year, they raised our rent by 9%, about $200 more per month. They also blocked the front entrance for a week and told people to use the "back entrance". Only problem was that the back entrance was locked and people ended up having to hop the fence. Management does ridiculous stuff like that. I don't know what rent price they're are advertising to new tenants, but don't plan on staying here more than a year. They will raise your rent significantly.
