Our Rental Criteria: - All family members over the age of 18 are required to complete a rental application. - Application fee is $35.00 Non-refundable. $20.00 is applied to your background check, $15.00 is for the office for processing. - Monthly gross income must equal or exceed three times the monthly rent. - Your credit score to apply for any unit must be at a minimum score of at least 500 to be accepted for a review - www.creditkarma.com, to review your credit score prior to applying. - Income must be from a verifiable source, no cash paying jobs or temporary positions will qualify. - Proof of identification is required. Your valid State ID, Driver's license or passport are acceptable. - 3+ years of rental history with positive references from current and prior landlord, no evictions or unpaid judgements or excessive collections. - If your eviction is less than 2 years old or is in open case status with the courts, we probably will not be able to work with you. - If approved, you are required to provide Proof of Renter's Insurance. Renter’s insurance is required prior to receiving keys.
