Elmore Leonard once wrote "There are cities that get by on their good looks, offer climate and scenery, views of mountains or oceans, rockbound or with palm trees. And there are cities like Detroit that have to work for a living." If there's anything that embodies The Motor City, it's a tireless work ethic. Detroiters are a resilient people, building the city into a manufacturing giant in the 20th century and keeping it rocking even in the face of an economic downturn.
The hard work of this city of 681,090 is evident in everything it does, from being a pioneer in automobiles to becoming a mecca of music, sports and movies. While this city has faced its share of challenges in recent decades, it has a fighting spirit that echoes Joe Louis, one of the city's most famous residents. So check out "The D."
Detroit locals often highlight the city's rich arts scene, delectable food options, and diverse neighborhoods as major draws. Many enjoy the vibrant atmosphere created by local events and community gatherings. Parks and recreational areas provide ample opportunities for outdoor activities. However, some residents express concerns about safety and the varying quality of public services, which can impact daily life. Overall, while there's a lot to appreciate, the challenges of urban living are also acknowledged.
Based on Zumper's July 2026 data, one-bedroom apartments in Detroit average around $920/month and two-bedrooms approximately $1,110/month.
December offers the best rental opportunities in Detroit with lower demand and more negotiating power with landlords. March sees the highest competition with stronger demand compared to available inventory, while September typically has the highest rents.
University, Greenfield, Jeffries, and Downtown Detroit offer the strongest appeal for social connectivity with high walk scores and vibrant restaurant scenes. Redford and Evergreen are the most sought-after areas, generating 1.7 times more consumer interest than typical Detroit listings.
Brightmoor offers the most affordable option with a median rent of $870, followed by Mackenzie at around $940. Redford provides good value at approximately $1,010 while still generating strong consumer interest.
Based on Zumper's current listings, roughly 28% of Detroit rentals are pet-friendly, which works out to about 662 pet-welcoming apartments each month. Downtown Detroit, Redford, Greenfield, and Brightmoor offer the best options with ample outdoor space and dedicated pet amenities.
In our current listings, utilities-included rentals are rare in Detroit, showing up in only 0.05% of units. One-bedrooms have the highest rate at 0.08% of listings, while three-bedrooms have the lowest at 0.02%.
Detroit's rental market is dominated by older architectural styles, with bungalow-style homes from the early 20th century leading at 31.6% of properties. Colonial-style homes represent 30.1% of the market, while post-World War II ranch homes account for 20.6%.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
