I've been renting for 35 years, and Calhoun Property Management (the landlord for Genoa Apodments) is by far the best landlord I've ever worked with. I've rented from them at three different locations, and every one of the apartments was spotlessly clean when I moved in - that has literally never happened for me before. Every one of their staff were faultlessly polite and professional and patient with me. I would rent from them again with no hesitation.

Overall, I really liked this little micro apartment…ahem, I mean ‘aPodment.’ 🤭 This building had several square footages to choose from, but I chose the smallest at 135 sq. feet. It was cozy for sure. I wish it was about 50 sq. feet larger, but I made it work. If you have a lot of stuff though, definitely choose the loft-style layout. They’re slightly more expensive, but offer a lot more room & storage space. For $800/month my 135 sq. foot Pod was hard to beat. Plus, all utilities are included, along with internet (also, free twin bed, table and chair if you need them). Granted, there was no A/C nor a ceiling fan, and the single tiny window didn’t let much air in, so the room got super warm and stuffy in the afternoons/ evenings. A box fan is a MUST! This may have had to do with the location of the room though, as it was right in the center of the building, so a lot of the airflow was blocked by the adjacent walls, even on windy days. Parking is on-street only, which was slightly annoying because most days you’ll have to park a block or two away and walk due to lack of available space. But the area is safe and not a lot of car break-ins to worry about. This specific area is heavily gentrified (new buildings) and quiet with several schools nearby, so I guess Seattle PD forced all the homeless and drug addicts elsewhere to entice people to move in. Location is decent overall, close enough to Cap Hill without having to deal with all the craziness that comes along with it, but I suggest a car if you’re living at Genoa. Apart from that, no pool, no gym, no in-unit kitchen, but for the price, concessions had to be made somewhere. The community kitchens on each floor are adequate, though hardly ever get used. Overall, I had a good experience living at Genoa. For the price, you can’t beat it.
