Copying my review from the Guide Property Management page. TLDR: the property manager, Tate Stoner, and Kili Anderson in accounting lost my lease & tried to squeeze every last cent out of me. *Updated upon move out* After struggling hugely to have my concerns addressed by Guide, I learned upon moving out that they had lost my original lease and only a corrupted file was available to me from the tenant’s portal. Guide is using this to avoid returning my original security deposit to me, in spite of the bank statements I provided them to prove my original payments upon move-in. Kili Anderson in accounting has ignored my emails and instead returned an incorrect deposit to me, with vague deductions for “repairs, cleaning, and painting” made, not including itemized listing, receipts, or invoices. This company will fleece you for every dollar they can, and ignore your objections. Stay as far away as you are able. (Original review) I've struggled intensely with Guide Property management after they acquired Boston West. Firstly, they offered up a new lease - for three months out, during peak leasing season, and did not include information on relocation assistance for those in economic need (required by the City of Seattle). I informed their office and filed a complaint with Seattle's housing authority. My monthly payment was increased nearly 15%, most of it in random renter's credit hub and other charges that I did not need and was not interested in but had to opt into. Absolutely no improvements were made to the building, and their property taxes did not increase per city records. Ever since the property was acquired, employees show up unannounced on my patio, interrupting my work from home. I've asked repeatedly to receive a required 24 hrs notice of employees on my property, to no avail. My property manager, Tate Stoner, refuses to respond to my emails when strangers show up outside my window and I have no idea if they're trespassing or not. In the past couple of months, additional charges were added to my monthly payment on a 12-month lease (one for using the online portal, the ONLY payment option tenants were made aware of, and another for liability insurance - which I already hold personally and have filed proof of with Guide). I've received no information on these charges, my numerous complaints have gone ignored. If Guide is not operating in violation of tenants rights law, they are certainly skirting it as unethically as they possibly can. Stay away. *** Edited to respond to Guide below: 1. My total monthly payment was increased 14.8% exactly. Guide is trying to avoid acknowledging the charges they tacked on in addition to a 7.5% increase in rent, which would entitle me to notice of low-income relocation assistance (anything greater than 10% increase in total monthly payment - not just rent). I did not receive this. 2. This is simply false. No notice was ever given of gardening work being done. I asked repeatedly for a schedule and was ignored. In addition, many of the interruptions have been random Guide employees peering in my windows and violating my right to privacy and quiet enjoyment of the unit, not just gardening staff. 3. I had personal liability included in my renter’s insurance, uploaded when I signed my lease. When I responded to Guide’s June 30th notice (only 1 month’s notice of increase in the middle of a 12-month lease, btw) via email asking for confirmation they had my personal liability insurance, they ignored me and charged me anyway. 4. My manager has since responded, because I threatened to retain legal counsel to pursue Guide for all of the above. I have had 5 emails to Tate and Guide go completely ignored in the last six months. So if you want Guide to communicate with you, all you have to do is threaten to hire a lawyer! If you’d rather not throw away money in legal fees, I’ll repeat: don’t rent properties with Guide. The owner, John Garvin, is clearly interested in growing his portfolio rather than providing ethical or habitable housing to the people of Seattle.

My partner and I had a very odd and questionable experience with this complex and the manager/agent (Tate Stoner). They were initially very communicative and set up a tour quickly after we reached out. However, after our tour, before we ever applied or offered any personal information, their management company started emailing our roommate about the tour and application. We NEVER gave them our roommate's info, and confirmed with our roommate that they never reached out to this complex for an application either. While this was odd, what made things even more odd was how this company reacted to our questions about how they got our roommate's information. We reached out to both the company and the manager directly through text, email and phone call and were ignored/ghosted every time. No responses or acknowledgement of what happened or how it happened. Our only guess is that they must have run an unauthorized background check and got our roommate's info from our previous leasing information. This would have been fine if they just explained what happened, but the fact that they disengaged with us and ignored us makes it seem as if they did something wrong and are hiding it. I would strongly recommend NOT working with this complex or company.
