Rental Requirements: -Monthly income: Minimum 3× monthly rent -Proof of income: 2-3 months of recent paystubs or bank statements showing deposits -Been employed at least for 6 months -Application fee: $50 per adult (non-refundable) -All residents 18+ must apply and will be listed on the lease -Photo ID and Social Security Number required for screening -Background check: Prior evictions, judgments or felonies within 10 years disqualify applicants -No high collections on your credit over $5,000 -Move-In Costs: A full security deposit (same as rent) is required prior to move-in. First month & last month’s rent at the time of move-in. -Holding deposit: We require at least one month as the initial deposit to hold a unit for 30 days (non-refundable if applicant withdraws) We Do Not Accept: -Social Security Income (SSI) -Section 8 or any Housing Vouchers -Assistance funding for move-ins -Co-signers, unless they will be living in the property -Anyone 18 years or older who will live in the property must submit an application -Parole Cases / Past Evictions Upon contacting us, you’ll receive details to schedule a tour, and your official application link, which can be completed from any device in minutes. Once approved, a minimum of ½ the total security deposit is required to hold the unit (non-refundable if the applicant withdraws). The remaining security deposit plus first and last month’s rent are due prior to move-in.
