Every once in a while, I take a look at the reviews for Avalon Tysons Corner just to see what people are saying about the place I call home. Any new negative review I read doesn't surprise me, not because I've experienced it (I haven't), but because the negative reviews describe all the same kinds of complaints. Whenever I read them though, I feel very blessed that I haven't experienced what others have and that I really do enjoy living here. It's actually kind of disheartening to see the star-rating decline since when I first looked it up before I moved here.
Background: I signed a lease with Avalon Tysons Corner without ever having seen the place (the unit or even the community) because it just felt right. I was living out of state for 11 months during the pandemic and was ready to move back to the Northern VA area after having lived in the area for 10 years. I chose it because they had a unit with a loft and a lot of square footage, which I needed, as I'd be primarily working from home, and the rent was very reasonable for the area and with the amount of space I'd have. I've lived at Avalon for two years now (since August 2021), and I just renewed my lease for another 21 months. It's almost as if the negative reviews are describing a different community than where I live because, as I said, my experience has not been what others have described at all. Go figure!
I live in a 1-bedroom "classic style" (i.e., not updated) apartment on the top floor. I've never had any major issues, and any issues I've ever had have always been fixed very quickly. The appliances are old, but they all work fine. I had a few minor issues but they were fixed with no problems. For example, the ice maker hadn't worked since the day I moved in, but I hadn't put in a maintenance request for it until a few months ago, and when I did, Antuan came to fix it immediately. Works great now. The handle on my kitchen sink sometimes gets loose, but they come to tighten it whenever I ask. I have to run the dryer 2-3 times to get my clothes completely dry, but that's been my personal experience anywhere that I've lived over the years, so I guess I'm just used to it and it's no real problem to me. My AC runs great and I've never had any issues with it at all. I keep my apartment nice and cold (between 68-72 all day, every day). My apartment has the occasional fruit fly, house fly or extremely tiny spider, but they are not overrun with them in the slightest, and I have no pest problem in my unit. There was a racoon problem in the roof of my building, but maintenance puts traps up there and I don't hear them much at all anymore, and definitely not enough to keep me awake at night. The biggest issue I've ever had was just about a week ago when I woke up and saw that something tore a hole about 4-inches in diameter right through the ceiling in my bathroom. I put in a request that morning and maintenance was there within 40 minutes to put a temporary patch over it. Vendors came out to repair the hole and drywall the next morning. You'd never guess there was ever a hole there.
The trash compactor is almost always broken, but I don't fault Avalon for that because they always get someone to fix it, and then some idiot does something dumb (like stuffing their old furniture in it) to break it all over again. People sometimes leave their trash sitting outside of the compactor even when it's not full. Avalon constantly communicates the rules to residents, and even tries to enforce them with fines, but they can only control so much what residents do.
Residents complain OFTEN about the towing, but the rules to avoid towing are simple and also expressed clearly by Avalon. If you don't have a resident sticker, park in a visitor's spot and print out a visitor's pass to display on your dashboard if you need to park in a visitor's spot for over 24 hours. Neither myself nor my guests have ever been towed.
Overall, I really love my apartment and have enjoyed living here for the past two years. Avalon has treated me very well and I have no complaints. I'm very grateful.

My partner and I had such a great experience with Yeting from the leasing office! From the very first time we toured apartments, she was incredibly patient and helpful, answering all our questions and making sure we felt confident in our decision. We visited multiple times, touring different apartments and townhouses, and she was super welcoming and accommodating.
After we had signed up for one unit, she remembered that we were particularly interested in another unit that wasn’t available at the time. When that unit all of a sudden opened up, she went out of her way to reach out to us, giving us the opportunity to switch.

My technician George was very nice and courteous. We had multiple tickets for him to check and he explained clearly what the problem was, how he troubleshooted the issue and what the next steps were. He was more than willing to check other issues we brought up last minute as well.
I had a good experience of completing my request thanks to Rickey Brown Tech 2.
He was very nice and quick to respond to his work. Overall, the company's maintenance capabilities were excellent.
When it was my move-in day, I was in a hurry to fit my schedule, but the associates, Mattos and Cleckley, in the leasing office were very helpful and friendly. In addition to this, maintenance with the App is very systematic, and very easy to follow up on all the maintenance statuses. Whenever I made a request, the maintenance team(Pan, Wiliams, Gomez...) was always quick and tried to fix the problems at their best. Until now, I have been very satisfied with choosing Avalon.
I recently moved back to Avalon Tysons Corner for my third time and was extremely pleased with the helpful and courteous reception. Communication with the leasing office was responsive, clear, friendly, and informative. At every step of the way I had all my questions answered and the move was seamless. Also, Yeting from the leasing office even came to work early one day to assist me with the keys and paperwork so I could meet my moving company on time! A great community and great group of people in residence and leasing, highly recommended.
Also, I filed two quick service requests the day I moved in and the maintenance/service team responded right away and fixed the issues. Just awesome.

Somya is amazing! I was apartment hunting for my boyfriend and she made everything a breeze. She's informative without dragging on and I was so impressed with the apartment, amenities (that pool though), and her professionalism that I knew this place was the one. Also, double sinks! No way I was passing up double sinks in the DMV at the great price they were offering. I told the bf to submit the online application ASAP and Somya e-guided him through the paperwork and lease. It was the easiest apartment hunting I've done.
Thank you to, Ricky Brown (Tech II) for being kind, caring and extremely efficient in taking care of our maintenance requests. He was very professional and genuinely made it a top priority to ensure our initial request was handled but also made certain to report and coordinate a follow up request to the water heater crew that was needed due to a main water line leak.
