Over the apartments were quiet. I had no issues except the neighbors some times tend to not pick up their dog $h*t in your yard. I lived on the first floor and some people just ain't $h*t. So it is no fault on the apartment employees. I love the maintenance crew, real friendly and responsive to any issues. Kia and Kim are my favorite people in the office. They have always been top notch with their responses and helpfulness. The new manager seems really cool and laid back. I meet him once at an event and very personable. He will do great here. I would recommend based off quality of service received, the maintenance crew, the location, and the price.
I have only great things to say about this property and their 👩🏼💻 staff! The apartments are big and ✨beautiful✨
This property has a Safe environment amazing pool, and a very good equipped gym I love it ❣️!
The staff is always helpful and prompt!
The maintenance 🛠️ team are quick to fix any issues in your unit and the team are very good on keep the grounds clean and nice.
Company must have a very good training, All staff from the front office is always in a good attitude 😊 and will response to all your questions in a good manner. They have a great communication and are good at keeping you updated with 📝 events and information.

By far the best apartment I've had. The large to bedroom layout is what dreams are made of! The office staff is really friendly and nice, every time I went in there with a service request or to pay rent we always ended up talking about work or just random stuff going on in life. They never made me feel like I was just another tenant and every request I had was taken care of within 24hrs no joke. I remember a small joint from the shower handle broke and when they came to fix it the maintenance guy realized they didn't have a replacement so he called the supply company and had it overnighted. The kitchen is a gift from above if you like to cook! The facilities are brand new and the salt water pool is amazing in the summer, it is ALWAYS CLEAN and always open. The trail behind the complex is cool and there's a ton of restaurants and shopping centers within a 5 to 10min radius. It is also cool to know that the office staff and maintenance crew live on the property because then you know that they want everything to be taken care of just as much as you do. And it was pretty normal to run into them either in the gym or at the pool. Honestly the only bad thing I can think of is the fact that they don't have a sister complex near downtown where I'm moving to because of a new job 😞. This apartment complex is great and 4305 will be greatly missed.
We have lived here for a little over 2 months now and we have really enjoyed it! We have the 2 bed/2 bath floorplan and we love it. Plenty of space, very up-to-date. The hallways can be a little loud sometimes if you're standing near the door but you can't hear the noise in your bedroom or living room. The staff is really friendly, they even know exactly where we live which is nice that they make an effort to know all of the tenants. Something happened to the pool the other day and they fixed it in a very timely fashion. The location is great, lots of new shops and restaurants and neighborhoods popping up every day but no construction noise or anything. We have really enjoyed it!

If you want a peaceful, quiet place in an amazing location, The Avenues is place for you. I have lived in the Avenues for 3 years. The only reason I moved out is because we bought a house. This is my honest review of them based on my experience.
Apartment: Stainless steel appliances. I love the fact that the ceilings are kind of high in comparison with other apartments that I toured. Also, you do not hear your upstairs neighbors' conversations like in different places. Sturdy construction that makes your home soundproof from most noises. Lovely view from building 3.
Location: you are in a prime location that connects you with several cities. Most places are less than 10 minutes away. If you love nature, you can go to the Arbor Hills Nature Preserve. If you love restaurants, you have all the nice restaurants in Plano, Frisco, The Colony, and Legacy West. If you need to entertain your little ones, you have Grandscape, The Stonebriar Mall, and amazing playgrounds everywhere in Plano, Frisco, and Carrollton. For groceries, you have Costco, Walmart, Central Market, Trader’s Joe, HEB, and Sprouts nearby. Also close by You have Target.
Gate: The gate is not always broken as other people claim. It was not working while there was a transition from management companies, but it has been working since then. Of course, there are going to be days that it is not working because someone was not paying attention and hit the gate, but that is something that management cannot control. When that happens, they fix the issue right away.
Pets: Dog poop was an issue before (like in most apartment complexes, but that is not on them, it is on some inconsiderate pet owners). Management sent a lot of reminders to the pet owners, and now they have one of the maintenance guys doing rounds daily picking up dog poop.
Leasing Office: I haven’t had any issues trying to reach the office. It is better to contact them by phone, or in person. When they did not pick up the phone, I called 15-30 minutes later, and they picked up. Most likely they are helping other tenants and that is why they cannot pick up the phone. I have interacted with all the employees there and they are helpful and nice. Kimberly was awesome (no longer working there), and she helped us to get the apartment. Carrie and the gentleman working there are also awesome, and they help you right away with any request you might have.
Hallways: They do power wash the hallways but in high-traffic areas on the first floor, it would be nice to power wash more often.
Garbage: They do a good job keeping that area clean. It happens that sometimes, the machine gets stuck, and the garbage start to pile up. They have staff living on site that make sure that area is garbage –free.
Visitors: You just need to register your visitors’ license plate. Visitor registration is valid for 24 hours. My guests have not had any issues.
Final Note: This a nice place where management makes sure that if there is someone disturbing the peace of the community, they address the issue. This is NOT a place where there are loud parties or inconsiderate neighbors. You get to know your neighbors in the community events they host. They have nice food, games, and prizes!

We've been living here for 6 months so far and we love it. It is very pet friendly, most of the residents have a dog or cat. The rooms seem fairly priced with all of the apartments we've looked at. It's about 5-10 minute drive from several grocery stores and target, Walmart, ect. Leasing office, management, and maintenance are all very friendly and very prompt. All of our maintenance requests so far have been resolved in about 24-48 hrs. I wish parking were assigned at the least to buildings because after 7pm there's rarely good parking and i wish they had more garages available. Trash valet is mandatory but there are some odd limitations on it like they only accept full size trash bags that are tied up and boxes that are broken down but i feel like this is the case with most trash valet.
UPDATE: our 14 mo lease will be up soon (not renewing due to school). Still love this apartment. Maintenance continued to address all of our requests within 48 hours. All staff has been very friendly and easy to talk to and the community here is also very friendly. They have lots of community events and i have been to the ones i could and all were pretty fun with a good turn out. The entrance gate broke a few times but was usually repaired within a few days at most. Feels like a very safe community, some residents get packages delivered to their door (one neighbor had a package at the doorstep for over a month and no one tried to take it). Rarely had any problems with noise and never had a pest problem. They updated the parking policy and I have significantly less trouble finding a parking spot regardless of what time I come in. They notified us at a decent time about the change in policy and none of my guests have ever experienced any trouble. I think the apartment is a little pricey but to me it was definitely worth it for all of the good experiences here. Definitely recommend.

I have been a resident since august 2022, it is a great community it is quiet, clean and in a really nice area. The staff has been great. I haven’t had many maintenance request but when I have they have always been answered the same day if not the next. It has a beautiful pool area with propane grills, new furniture including gazebos with mattresses, resident club room with computers and printers that residents have access to 24/7. All in all my time and experience here has been nothing but great I know that when my kids are home they are safe and live in a great community!
I haven't been here but a few months. The office staff and maintenance are great!! Any questions, concerns, and work orders are addressed in a timely manner. No complaints. Love Love Love my cozy apartment!!
