I have lived and rented many place in my life and I have to say that this place, Stream 15, has been an awful experience especially dealing with management. The units are nice, but the management is awful and sucks out any enjoyment you will have living here. Fist off when you are ready to leave you will automatically be charged for cleaning $125 and carpet cleaning $75. This is not a fee. This is taken directly out of your refundable deposit (so your “refundable deposit” is essentially not refundable...go figure the logic in that one). This was a surprise to me because I spent 5 hours cleaning the unit just the same as I have everywhere else I have lived. I have always received my deposit back, but not here. If you hang ANY pictures you will also be charged for the paining of the whole wall, not just the nail holes. We literally had 20 nail holes, which I filled and offered to paint myself. They refused to give me the paint or even the paint color name so I could go buy the paint myself. Also, their billing management is unprofessional and not accurate. After moved out they sent us erroneous letters saying we owed more money even though we already paid our early termination fee as it was stated in the lease (and management confirmed in writing to us). They admitted to the error, however the lack of communication amongst themselves was definitely of concern. If we didn’t fight as hard as we did we would have just paid and paid and paid. Know your rights, read up on the Seattle Landlord Tenent Laws as they will try and take advantage of you any way they can.They want to nickel and dime you for everything. If you have to move here just please keep records of everything, complete your move in inspection with a fine-tooth comb (seriously) and be careful what you sign. Try and get an agreed understanding of what “normal wear and tear” is as they seem to think you should be responsible for a building that is settling (like we can stop that in any way). I highly recommend looking for another spot. Just make sure it’s not a building managed by Pacific Crest Real Estate. Ps. Capitol Hill is a welcoming, diverse, and beautiful communtity to live in. It’s expensive but worth it. That being said, if you have the money to pay rent here, go elsewhere. There are SEVERAL other apartments that are more smoothly and honestly managed within mere blocks of this place.
