The City by the Lake. The City of Broad Shoulders. The Windy City. However you know this city, Chicago is the 3rd largest in the United States, the most visited in the Midwest, and truly one of the world's greatest. Home to some of the finest architecture in the country, the birthplace of jazz and the blues, and the epicenter of improvisational and theatrical comedy, Chi Town is rightfully proud. Home to Loyola University Chicago, Columbia College Chicago, University of Chicago, DePaul University and more, Chicago is also a major college town. This exceptionally diverse city struts its stuff, but is neither unfriendly nor superficial. The sky is truly the limit in this town, and you're sure to feel as grand as a Chicago skyscraper as you look out at beautiful Lake Michigan and begin your adventure here in your new apartment.
The best way to get to know Chicago is by exploring its unique neighborhoods as you search for apartments for rent. Soak up the distinct culture of each hood, and you'll understand why its residents take great pride in their section of the city. You may need to fuel up with a slice of Chicago-style deep dish pizza or the perfect hot dog, but don't you dare ask for ketchup. This city is not only renowned for world-class cuisine, but for history and culture too.
Chicago's rental market offers a vast selection of listings, with an average of 37,893 available per month. The most common apartment sizes are 1-bedroom units, making up 39% of the market, followed by 2-bedroom units at 27%. Studios account for 21% of the market, while 3-bedroom units are less common, making up around 10%. Many Chicago apartments cater to pet owners, with a significant number of listings allowing small pets or having pet-friendly policies with some restrictions. In fact, over 54% of listings are pet-friendly in some capacity. With such a large and diverse pool of rentals, Chicago renters are likely to find a suitable apartment that meets their needs.
Chicago's average rent prices have increased by about 2.4% to $2,141 per month, on average, for all rental sizes and types. The average cost of a 1-bedroom rose by 1.5% to $2,059 per month, while 2-bedrooms saw a 1.3% increase to $2,527 per month. Studios experienced a 4.3% jump to $1,546 per month, and 3-bedrooms had the largest increase, rising by 5.8% to $2,891 per month.
Prices in Chicago vary depending on the time of year. June is the month with the highest rent, with prices increasing by about 6.6% compared to February, the month with the lowest rent. January is the most competitive month, where demand outpaces available inventory, while October is the least competitive month, offering a better chance to find a deal with less competition.
Chicago's architectural landscape is a sight to behold, with a mix of old and new styles that reflect the city's rich history. The city is famous for its high-rise buildings, which make up a whopping 84% of the rental market. These towering structures have been a staple of Chicago's skyline since the early 20th century, when innovations in steel framing and elevator technology made it possible to build upwards. Another style you'll find in Chicago is the loft, which accounts for around 15% of the market. Lofts originated in the late 19th and early 20th centuries, when former industrial buildings were converted into residential spaces, offering a unique blend of exposed brick, high ceilings, and open floor plans. Architectural style in Chicago is representative of a subset of listings available on Zumper over the last few years.
Chicago's diverse neighborhoods offer a range of options for renters, from trendy hotspots to budget-friendly areas. For those who value social living, River North, Near West Side, and Near North Side are top choices, with a high concentration of restaurants, safe streets, and convenient transit options. Pet owners will appreciate the pet-friendly amenities in these areas, as well as North Center, which offer dog parks, pet grooming services, and outdoor spaces.
Budget-conscious renters should consider Avalon Park, Clearing, and Chatham, where 1-bedroom rents are significantly lower than the city median, ranging from $887 to $1,195 per month. These neighborhoods offer affordable options without sacrificing access to city amenities.
For those who want to be in the heart of the action, South Shore, Austin, and Riverdale are among the most popular neighborhoods, with 1-bedroom rents averaging $3,800 per month. Riverdale, in particular, garners an impressive 6.8 times more consumer interest than the market average, making it a highly sought-after area. Whether you prioritize social life, pet friendliness, or affordability, Chicago has a neighborhood that fits your needs.
