And for those of us who must use the 101 frwy, it's easy access on/off without being in your backyard. Nitty gritty: Overnight Permit Parking, wait list for off street parking spot, you pay gas and electric/trash, stove and fridge in unit, laundromat around the corner, no pets/emotional support animals (CA has exemption for rentals 4 units or less), no smoking (anywhere on property).
