Kenwood Side By Side, Attached Garage, Sun Room, Amazing Landscaping - This Kenwood Side by Side is an amazing place to call home, it is located on the corner of Kenwood Park and only 2.5 blocks from Lake of the Isles. This unit is currently occupied so we will be showing with approved application only. Video walkthrough is available on our website. It was taken before out current tenant moved in, the unit is currently in outstanding condition. Walking up to the home you will find an amazing manicured lawn which is fully taken care of by the owner. Walking into the home you will find an open living and dining area with natural light and hardwood floors. Off of the dining area is a spacious 3 season porch with access to the back patio area. The walk through kitchen has a small dining nook as well as stairs to the basement. Both bedrooms are on the main level and feature hardwood floors, built ins and closets. Full bath is in the hall way. Downstairs you will find a spacious family room with LPV flooring, door to the garage, a quarter bath, and laundry room with plenty of room for storage. As a tenant you are responsible for only gas and electric. Owner pays for lawn, water, sewer, and trash. Pets are welcome with positive rental reference and credit. (Dog fee $30mo, Cat fee $20mo) Applications are available on the Guardian Property Management website. Each application is $50 per adult and can be paid with a credit or debit card. Application is based on income, credit history (Guardian Property Management will not use credit score but will be using information from your credit report), rental/work history and includes a criminal background check. For all units with forced air heating residents will be enrolled in the Utility & Maintenance Reduction Program at an additional fee of $15 per month. This program ensures that high-quality HVAC filters are regularly delivered to the doorstep, saving our residents 5-15% on energy bills, offers a clean and healthy living environment, and reduces tenant liability.
