Contact Property Owner for tours and lease application. This property is managed by a responsible landlord. Lease Terms A. Landlord will pay water/garbage/sewer bill up to a combined maximum of $150/month. Renter is responsible for gas/electric bill as well as any overage for water/sewer/garbage bills beyond $150/month. The additional amount will be added to next month's rent if applicable. B. Screening Guidelines: 1. All persons 18 and over planning on living at the property must complete an application and all applicants should meet the qualifying guidelines. Verifiable combined minimum gross monthly income 3 times the monthly rent amount is required. 5. Minimum credit score of 700 is required. 6. No pets allowed. 7. No smoking allowed inside home. NOTE: If we receive multiple well-qualified applications in a very short period of time, we choose the applicant, based upon the screening guidelines, that will be the best tenant for the owner - not the first applicant that applied. However, if we receive any application that we can approve, we do not wait for others to come in. C. First month rent and 1-month rent deposit required at lease agreement signing.
