This charming apartment is one of four in a beautifully converted mansion 4-plex, common in Denver's older neighborhoods. It blends old-school charm with hardwood floors, a red brick exterior, and broad windows, alongside a modern style with a renovated kitchen and bath and hip furniture. Located on the second floor at the front of the building, the living room and bedroom windows open to a tree-lined neighborhood street, and a lovely balcony offers a perfect spot for coffee, reading, or dining al fresco. The apartment features a renovated kitchen and bath, complemented by hip furniture that adds a modern touch to the classic charm of the space. Parking is available with 3 first-come, first-serve spaces in the parking lot at the back of the building, with a limit of 1 car per apartment. Street parking is free and available on the block. Shared, free laundry facilities are located in the basement, accessible from the backyard stairwell. The apartment is dog-friendly with a pet rent of $90 per dog per month, but there is a strict no cats policy. Situated just 1 block from City Park and 5 blocks from Cheesman Park and the Botanic Gardens, this apartment offers easy access to a variety of attractions. Walk to restaurants, coffee shops, retail, and music venues on Restaurant Row (17th Ave) and Colfax. A short drive will take you to Sprouts Farmers Market, Ideal Market, Whole Foods, and King Soopers. The Cherry Creek Shopping District is only 8 minutes away, and downtown Denver, RiNo, and LoHi are just 8 minutes by car. Red Rocks is a 30-minute drive, and ski resorts are 1 hour and 30 minutes away. Nearby hospitals include St Joseph, Presbyterian St Luke’s, and Rose, all within 4 minutes, and UC Health University of CO and Children’s Hospital CO are 20 minutes away. Guests control window AC units and ceiling and tower fans, while the host controls central heating from a single thermostat for the building. Early check-in may be available upon request, and check-out time is 10 AM, with a $50 fee for every additional 30 minutes past check-out time. The apartment is non-smoking and non-vaping, with damage fees for violations. Noise disturbances are taken seriously, with warnings given for reported issues and potential eviction for repeated disturbances without refund. All trash must be taken out and dishes placed in the dishwasher upon check-out. Personal property left behind will incur a minimum $50 fee for return. Maintenance issues should be reported promptly, and while efforts are made to resolve them quickly, no refunds or rent reductions are provided for mechanical failures or interruptions. The property is an easy 30 to 40-minute Uber ride from Denver International Airport, and a 10-15 minute Uber ride to anywhere in the city. Public transportation options are available through RTD My Ride app for bus and light rail routes and schedules.
