When I first moved here years ago the place was a steal. Peaceful and quiet, reasonably priced and at a prime location. Great management too (Dennis you’re the man!). I loved living here and really wish I could leave a 5-star review, but unfortunately changes in the management, tenants and neighborhood completely ruined it. Pros: the location is still pretty good, but you’ll be next to a big construction site for the next couple of years. They start working at 7am and needless to say, they’re loud. Every now and then they’ll surprise you with an “all nighter” operating heavy machinery until early morning and shooting football stadium -grade lights to your bedroom window. Cons: After the previous manager quit it took them months to find a replacement. Because they pay slightly above the legal minimum wage, the best candidate they found is a girl in her early 20’s with zero experience, zero professionalism and zero work ethic. During our time there she either completely flaked out or showed up late to every scheduled appointment we had with her. After learning this we started reminding her on the day before, but the next day she would still somehow pull a “no call, no show”. Her trademark is “Omg I’m so sorry, I had an emergency”. A running joke in the complex is that being a manager is a hobby for her, not a job. Mark my words, as soon as you sign a lease she will flake out on you every time. Noise. One of the tenant is basically operating a daycare for a seriously handicapped young man who screams, moans and yells all day, every day. I’m talking about a grown man shouting at the top of his lungs. Of course they’re not considerate about this at all, so they have no problem having all their doors and windows open while this is happening. Thanks to the motel-style layout all the other tenants get to enjoy this noise that reminds the sound of torture for hours each day. Because of “equal housing” there’s nothing the management can do about it. There’s a severe lack of maintenance. One day one of the concrete steps literally crumbled and fell apart when I was walking down the stairs. Luckily it was the bottom stair and luckily I’m a young guy with pretty good balance, but to me that’s a safety hazard. At this point any other place would’ve replaced all the old & cracked stairs but Pacific Pines decided to just fix the broken stair and not touch the rest of them. Guess they’ll rather wait until someone falls through the staircase. Hot water was cut off repeatedly, crickets and termites are all over the apartments. Some people had bikes but they got regularly stolen. The old manager was nice enough to point us to a spot where people can wash their cars, the new manager quietly removed the hose and later told people the water bill has been too high. Pool is so filthy that it got shut down by the Department of Environmental Health. Homeless people dig around the trash & storage containers and sleep between people’s cars. Assigned parking spots don’t mean squat, people park wherever they want and double parking is more of a rule than exception. I was getting regular door dings from both my parking spot neighbors. Overall the place has gone from a 5-star hidden gem to a 1-star piece of junk. Turnaround is high and you’ll see people moving in and immediately moving out. The location is nice but for the price they’re asking you can find something better.

Really poorly managed. Trying to get maintenance has been a nightmare because it's next to impossible to get a hold of anyone. My bedroom roof has been leaking onto my bed whenever it rains and has only been met with temporary fixes. When I called their emergency maintenance line they said they didn't have Pacific Pines as one of their properties and didn't have neither myself or my roommate as a resident in their system. Great location but not worth the price tag or hassle.
