This is the first online review I’ve ever done, and it is for good reason. I moved to Villas at St. John’s August 2023 having never been to Jacksonville, FL. The rent prices compared to other apartment complexes were definitely better but especially considering the appeal and spaciousness of the apartments—many different options (I have a 1-bedroom). Stephanie helped make my move-in experience as cheap as it could be and as smooth as it could be. She has been promoted to community manager—for good reason—within the past year and is just simply very easy to work with and enjoyable to talk to. She’s helped the best she could when I was behind on rent and let me know my options while also following her management’s guidelines/rules. She is definitely very busy, but she’s also still very accessible/ approachable to residents, makes you aware of different community events her and her team host if ever feeling like being social and attending. For example: they have different vendors and food trucks here (weekly, it seems), movie nights for families, adult cocktail hours, events for pets (don’t have one and didn’t know people did those things), and most impressive to me was the one early morning I was leaving for work (7am ish?). Her and just about every worker it seemed were out there in the parking lot with signs and brown paper bags with drinks and a variety of breakfast items just to wish me and other residents a good day as we pulled out of the community. The property/community is relatively secluded, which is the one drawback for me as it adds 3-4 minutes every time I drive out to go somewhere. However, it’s a positive as well because of how peaceful it is around the community/property with pleasant scenery for a morning or evening jog/stroll. Maintenance requests are simple, and for me have almost always been resolved day of or at most next day—including issues with major appliances like fridge and washing machine and simple stuff like paint scrapes and light fixtures. I highly recommend this place because of its cost efficiency/value with how nice the apartments and area are and majorly because of how competent and dedicated Stephanie and her team are.
