Modera Rivertrail is an excellent community located in the middle of downtown Redmond surrounded by numerous grocery stores and restaurants. and transit options. The community has one of the best gyms in the locality. The movie screening room is a plus as we can host our friends for a screening or gaming party. The maintenance staff here are very friendly. I didn't have any major problem maintenance problems, but from my move-in experience, they seemed to be very friendly and quick to service any issues. All the leasing staff here are very cordial, +1 point to Blythe who is always welcoming and answers any doubts we have on the billing.

Modera has been one of my best apartment experiences and I've shopped all over Redmond downtown.
1. Location - I love this part of Redmond, super walkable but a little more quiet and right on the river trail.
2. Units - Gas stoves, really up-to-date and modern feel. THE ISLANDS ARE MOVABLE. Seriously being able to move the kitchen island was so nice after having experiences where the extra counter space just ate up my foot print. Also every unit has AC which is unparalleled cooling to portable units.
3. Amenities - I've never used common areas so much before! Modera's are beautiful, well maintained and set up. I've hosted roof top parties, game nights, and the gym is perfect for weight lifting; I'm seriously so sad to no longer have this as my home gym experience (moved to Seattle).
4. Staff - Blythe and her team are incredibly responsive and thoughtful. I had a move-in schedule mishap with my movers and the team was super accommodating. Maintenance requests are handled so quickly I would literally have minutes before someone was at my door.
Addressing poor reviews - a lot of 1 star reviews are referencing staff that is no longer at the property. Blythe and her team have been top tier.
My one negative - the doors have awful sound suppression in both directions. You can hear people in the hallways and they can hear you. The doors also slam shut and because of the lack of sound suppression its common to hear people slamming doors. My unit was close to the common area and so while I couldn't hear people while in that space as they would leave in the late PM they would often be exuberantly loud down the hall. I did ask for a sign to be put up asking folks to be quiet leaving the space but this was denied.

My wife, puppy and I lived here for almost 2.5 years and really enjoyed our experience. We lived in 2 different units during that time, both of which were great. Blythe and the leasing team are very welcoming and friendly, all staff including the maintenance team are always helpful and resolve any issues right away. Free coffee is a nice perk for residents. The building is always clean and tidy, and not as busy as some apartment complexes, which we really liked. We didn’t use some of the amenities but the rooftop terrace was our favorite - sitting on a sun lounger overlooking the tree tops with Mountain View’s was a delight! Pool table is great if you have guests visiting. The close proximity to the trail is what initially appealed to us, perfect place to walk, run or ride a bicycle. Transit Center just 1 block away, walking distance to Trader Joe’s and other stores. We would highly recommend Modera River Trail to anyone looking to live in DT Redmond!

I lived in Modera River Trail for two years, and it truly felt like home. The staff is friendly, helpful, and responsive, while the maintenance team addresses issues quickly and professionally. The community is quiet, beautiful, and well-maintained, offering excellent amenities. It's one of the best places to live in downtown Redmond.
Really enjoying my time at Modera. Having the River Trail right outside is perfect for my evening walks, and being close to everything in Redmond while still having a peaceful spot is exactly what I needed. The building has great amenities - nice gym, reliable AC, and pretty sweet views of Mount Rainier from the rooftop. Easy to commute to DT Seattle. Catherine in the leasing office - she made the whole move-in process smooth and continues to be helpful whenever needed. The cons are that the Stratis app for building access can be unreliable requiring you to carry key FOB everywhere, and parking can be a bit tight.

I saw so many bad reviews from Modera in Google. However, when I came in person to the leasing office, Catherine was so kind and honest (she is also a resident). So, we trusted her, and we decided to rent in Modera River Trail (there are two Modera in Redmond, I rented with Modera River Trail) My husband and I have been living here for just 1 month, and we love it! Everything is well-maintained, and the amenities are the best and open 24 hours. I know it is a little bit expensive compared with another properties, but it's worthy.
Modera River Trail is definitely the apartments I recommend to my friends and colleagues into Redmond. The location is amazing as it is close to Trader Joes and QFC. Being located right across from the library and easy public transportation, makes it very convenient to newly moved residents. I love that it is very close to the Burke Gilman trail so it is great for outdoors such as biking, walking or hiking. This trail extends from Redmond to UW.
About the apartments- THEY ARE GORGEOUS!!! They have beautiful appliances and GAS grill!
About the amenities- the GYM is amazing. It is not your typical GYM. Look at the photos or visit to know what I am talking about.
The rooftop is fantastic with nice seating areas, built in grills and sink, along with fire places. It looks out to Mount Rainier and the surrounding Pine Trees of PNW evergreen. STRAIGHT UP GORG!
Management Team - The managers have been the same managers for a long time since opening. This speaks a lot as they dont have any turnover in the office. Blythe and Itzel are hands down the best, super professional, extremely organized, timely and THE FRIENDLIEST! Check them out!
I lived here for 1.5year and recently moved out. It is a fantastic place to live in and I want to shout out the amazing leasing office team, especially the manager Blythe - they always respond fast to my need and help resolve my issues. Highly recommend this place if you are looking for apartment around Redmond.
